Extension of the Maxlrainer Alm: only when it is really nice

This planning is still pretty much stuck in a dead end.

With his plan to renovate and expand the Obere Maxlrainer Alm in the Rotwand area, owner Matthias Schmidlin is not exactly falling on deaf ears, but he has not yet been able to convince the Schliersee building committee.

Schliersee - Matthias Schmidlin's new attempt also failed.

He has been the owner of the Obere Maxlrainer Alm for two and a half years, and he has bought a rather desolate property.

An ugly snow groomer hall, an alpine pasture that still needed renovation after the fire a year ago, a monstrous concrete surface.

With his efforts to create a “place of calm”, as he said after the purchase and as he still says today, he has hardly made any progress.

Development issue difficult, trust in the building committee not very pronounced

The problems are many.

On the one hand, Schmidlin lies crossed with the neighbors.

Since the Maxlrainer Alm is an island property, he needs various walking and driving rights, and parking spaces must be found somewhere, even if there is no road to the Alm.

Schmidlin believes that he has the problems under control, referring to old contracts and new reports, for example with regard to the water supply.

But he has not yet really won the trust of the building committee, as became clear at the most recent meeting.

This is the plan: The Obere Maxlrainer Alm should grow in height and length.

Meanwhile, the building committee lacks an overall concept for the area.

The project has been significantly slimmed down compared to the previous variant.

A completely new structure is currently not planned, but rather the existing Alm is to be extended and raised by 2.15 meters.

The roof surface (slope: steep 35 degrees) is to be interrupted by a 20 meter long dormer window.

In addition, there is to be an underground connecting passage to the snow groomer hall and the adjoining building, which is to be renovated step by step.

Is the Alm “aggressively marketed as event catering”?

There is still a certain suspicion among individual building committee members, even if there is no doubt about the need for renovation.

In particular, Horst Teckhaus (PWG) lacks the description of the company.

“Should it be chic-mickey or hearty?

Which people does he want to attract? ”Even Gerhard Waas (Greens), the strongest critic of the project, could not see a“ place of rest ”.

He spoke of the fact that the Alm was being "aggressively marketed as event catering" on the Internet.

The day after the meeting, Mayor Franz Schnitzenbaumer (CSU) asked the guest information office - and actually: “There were complaints about parties at ten at night.” As a reminder: the Maxlrainer Alm is located in the middle of the mountains at 1500 meters.

Such incidents are - at least still - in contradiction to Schmidlin's statement that his concept is based on DAV huts and that he wants to address “families, young people and individualists who are enthusiastic about sports and mountains” as the target group.

The client will confirm this on request.

He is in the process of "setting the course in this direction".

He is by no means operating an “aggressive advertisement to celebrate parties on the mountain”, as accused by Waas.

Green council sees alpine farming in danger

As far as the development is concerned, it will only be checked when the district office gives its approval, as Schnitzenbaumer reminded the committee.

So not a matter for the community.

Waas sees it quite differently.

“We have overall responsibility,” he says.

This also includes the protection of alpine farming, "one of the highest cultural assets that we have".

He sees them in danger around the Maxlrainer Alm when more hikers and mountain bikers are out and about overnight.

17 rooms would be accommodated in the extended stock.

In the adjoining building there is a nine-bed dormitory and another double room.

Schmidlin added an explanation to his application, but it was apparently not enough for the municipal councils.

Everything too vague and fraught with uncertainty.

Ultimately, only Schnitzenbaumer and Philipp Krogoll (DS) agreed.

Demand: The “unspeakable madness bunker” must go

The committee did not want to send Schmidlin and his architect Johannes Wegmann home without a hand.

An enormous concern - it became clear - is the topic of the snow groomer hall, an “unspeakable madness bunker”, says Schnitzenbaumer.

Ultimately, the committee wanted an overall concept in which this eyesore is at least visually removed.

Wegmann sees it that way too.

He speaks of a "clear signal", and Schmidlin says the day after the meeting: "I am quite optimistic."
