The planning for the new Strüngmann Hotel in Bad Wiessee had actually already been finalized.

But then Corona came.

The pandemic has caused the investor to rethink the hotel concept.

  • The Corona crisis also has an impact on the planned Strüngmann Hotel in Bad Wiessee

  • The concept and planning were revised again

  • The changes met with approval in the local council

Bad Wiessee

- "Corona caught us too," admitted Thomas Maier, managing director of Strüngmann's company Athos, on Thursday evening in the Wiesse municipal council.

The large international hotel operators who had knocked on the investor's door in rows before suddenly disappeared into oblivion.

Interest in the major Wiesse project subsided.

A development that brought those responsible to fundamentally rethink the hotel concept.

Maier put it this way: “The future of travel may look different - people will travel more selectively and consciously.” Therefore, they want to get away from just renting rooms and instead communicate with guests, bring them together and motivate them to talk about theirs Think about health and nutrition.

They also want to include the location more in the concept - for example through regional art and culture.

Instead of a spa there is a "forest pool", instead of a swimming pool a "swimming barn"

With the new philosophy, the terminology has also changed.

In future, Athos no longer wants to talk about a spa, but rather a “forest pool”, the swimming pool becomes a “swimming barn”, and there is also talk of a manor, a lido and a guesthouse.

“We are more grounded now,” explained architect Urs Fridrich.

Athos also sets more modest standards in terms of size: the number of rooms has been reduced from 90 to around 80.

The spatial program and architecture should be adapted

The new concept has concrete effects on the previous planning, the spatial program and the architecture.

A decisive innovation: the entire spa and health area - now "Waldbad" - will be moved from the central arrival area towards the north to the end of the hotel complex.

In the middle area, there is space for a large courtyard, which is intended to open the hotel complex outwards.

The public restaurant is also located here.

In a northerly direction, the mountain and lake suites line up along the lake.

Here the volume has been straightened out, the stringent arrangement of the buildings is to be architecturally dissolved.

"That will have more settlement structure," explained Fridrich.

The three planned houses with rental apartments in the south remain unchanged.

Athos managing director assures: We don't play for time

Previously, the project bore the signature of the Mexican architecture firm Cervantes, but in the future Athos intends to work with several different planning offices in favor of more individual architecture.

It was important to Maier that the public should not get the impression that “we are playing for time”.

The project in Bad Wiessee is being driven forward quickly.

If the municipal council takes the decision to initiate the first amendment to the development plan, the investor will not wait any longer, but rather work on the input planning in parallel.

Construction is scheduled to start in early 2022.

City council is enthusiastic about plan change

The support of the municipal council - that much became clear in the meeting - also has the project in the changed form.

Even more: The committee members, who already knew the plans from a non-public presentation and therefore did not comment much in the meeting, were obviously very impressed by the changes.

"We were all fascinated by the concept," reported Rolf Neresheimer (Bad Wiessee citizens' list).

And Florian Sareiter (CSU) said: “We like it and it suits us much better now.” This attitude was also reflected in the decision: the municipal council unanimously approved the change in planning.
