The new building is to dock directly at the house of the bank branch, which is located at the main intersection in Penzberg.

The new building should also include the adjacent parking lot, part of which will remain in the courtyard, and end three to four meters in front of the next house.

The first rough planning was done in 2018

An initial rough plan from autumn 2018 provided for five floors with offices and apartments as well as an underground car park.

The plan was for the ground floor, three upper floors and a recessed top floor with two apartments.

The bank intends to use the ground floor for its own offices.

A total of 20 rental apartments were to be built on the floors above.

At that time, the estimated costs were around five million euros.

Demolished yellow house next to the bank branch

Construction work has now started more than two years later.

The first visible sign last week was the yellow-painted house that had previously docked with the bank branch.

"Now things really start," assures Michael Schuldes from VR-Bank Werdenfels when asked.

However, Schuldes continues, the original plan has changed.

Among other things, the underground garage will now be built larger.

The recessed top floor with two apartments is also much larger in the current design than in the first rough plan.

And larger balconies are now to be built on the facade towards Bahnhofstrasse.

In terms of the number of apartments, five of them would be dropped in favor of an additional commercial unit.

Important for bank customers: the existing bank branch will remain in its original location, said Schuldes.

He assumes that civil engineering work can begin in the next three weeks.

VR Bank Werdenfels is assuming an investment of almost seven million euros

For the construction project, says Schuldes, his cooperative bank is trying to hire mostly local companies.

The district heating will be obtained from the Penzberg municipal utility.

They are also working with the municipal utilities on fiber optic connections.

Schuldes assumes that the new building will be ready by the end of 2022.

So far, however, there have been no inquiries from those interested in housing, according to Schuldes.

VR Bank originally estimated an investment of around five million euros for the project.

Over two years later, Schuldes is now assuming just under seven million euros.

According to him, the reasons for the price increase are the larger underground car park and the general increase in building prices.
