A recently published study by F + B Research and Consulting for Housing, Real Estate and Environment from Hamburg has shown: The lockdown makes retreating into your own four walls much more attractive - especially in the country at the gates of the metropolises, where the infrastructure is good and the quality of life is high.

Living in the surrounding area is becoming more attractive

Fast internet is becoming more and more important in a working world in the home office.

The F + B residential index provides news for the overheated real estate market that sounds good: “The time of double-digit price increases within a year is over” - at least in the top 50 list of the most expensive cities, according to the Hamburg expert opinion .

This fact alone suggests that the price dynamics have calmed down in the current phase.

But the south of the republic is pulling out.

In Baden-Württemberg and Bavaria, the market for condominiums showed the highest price dynamics.

With Munich, many district towns in the region are at the top of the most expensive cities in Germany.

Here Dachau takes second place, followed by Germering (3), Unterschleißheim (4), Fürstenfeldbruck (8), Olching - and Freising in 13th place.

Erding is in 16th place.

"Investments for private assets and individual retirement provision as well as purchase for personal use are often in the foreground here, so that motives for return alone dominate less often," says the current market report.

Managing director Bernd Leutner speculates: "It is possible that Corona-induced demand preferences for cheaper small and medium-sized cities, some of which are located in the vicinity of metropolises, have a significantly lower structural density."

Freising is making a big jump in prices

Munich is still the most expensive place, but with a price dynamic in the third quarter of 2020 of just 0.1 percent compared to the second quarter.

That proves: People are drawn to the country when they are already more at home.

Freising is even at the top here: the prices for condominiums have increased by 8.2 percent within a year (1st quarter 2020 compared to 1st quarter 2019).

There is a ray of hope for the rental market.

On a nationwide average, new lease rents fell by almost one percent between the second and third quarters, and that after almost two years of stagnation.

“In the national average, exorbitant rent increases are finally a thing of the past,” Leutner is convinced.

But the whole picture also includes: "The trend is solidifying significantly that on the national average, existing rents are growing significantly faster than new contract rents," said the F + B founder.

Munich remains the most expensive place - at around 16 euros per square meter for a ten-year-old, 75-square-meter standard apartment.

No current figures are yet available for the Freisinger Markt that price the corona pandemic.

However, the region is heavily dependent on the airport.

Because it is weak, this should have an impact on the influx.

Experts assume a strong skid mark.

It is being built, but at enormous prices

At the same time, there is currently a lot of construction going on in Freising - for example on Angerstrasse, where hundreds of new apartments are being built in attractive proximity to the city center.

A small part of it is social housing, the rest of it reflects the current price level.

Anyone who wants to afford a family-friendly 112 square meter apartment there has to spend 919,000 euros.

You shouldn't forget the ancillary purchase costs of 83,000 euros.

The incidence has increased significantly in the Freising district.

According to the health department, some of the infections can be attributed to three clusters.
