There are already more interested parties than places: This is one of the reasons why the “Am Grohholz” building area in Wildsteig is to be larger than originally thought. According to a new plan, there could now be 20 instead of 13 plots.

There are already more interested parties than places: This is one of the reasons why the “Am Grohholz” building area in Wildsteig is to be larger than originally thought.

According to a new plan, there could now be 20 instead of 13 plots.

Wildsteig

- "Am Grohholz" is happening: The trees have been felled, development begins.

The construction of the residential area is entering a decisive phase.

But right in the middle, the topic was now back on the agenda of the Wildsteiger municipal council.

The overturned his decision of April 20 last year, in which he had passed the statutes for the project.

Now a new one is to be decided.

The building area criticized by residents is said to be even bigger.

The reason for the expansion was the demand from owners of the adjacent areas as to whether their land could also become building land.

Mayor Josef Taffertshofer reported this in an interview with the local newspaper.

He welcomes that. “We have additional spaces and practically no extra work.” Seven new plots are to be created - four of them north of St. Sebastian Weg, the other three in the very south of the building area.

The property next to the rainwater retention basin is also part of the planning.

A species protection report had shown that there are no rare animals there.

This means that this area can also be built on.

So there are 20 plots for sale.

According to Taffertshofer, that's what you need too.

"We already have more inquiries than places," says the town hall chief.

"The hunger for building land is enormous."

Mayor disappointed with Wildsteigers

But residents resisted the building area.

Mainly because the forest had to give way.

But also because they really appreciate their location on the outskirts.

Some did not raise their criticism objectively - but also with insults and verbal attacks.

They mainly met the mayor, but also the planner, among others.

"I'm very disappointed with how selfish some people in our community are," says Taffertshofer.

“The building land up there has cost us nerves without end.

But you can only develop building land where someone sells their land. "

If the area is now larger, a new statute must be decided.

That has not yet happened because land issues have to be clarified first.

Taffertshofer expects that the vote on this can take place in the next meeting on March 16.

If the statutes go through, the public, authorities and other public bodies can express their views on the project.

Taffertshofer has no concerns that the new interpretation will have disadvantages or that it will slow down the project.

"The original version goes through in any case," he says.

And with enlargement "there shouldn't be any insurmountable problems".

Therefore, the development of the area continues.

After the trees were felled in November, road construction began.

The work should be completed by June.

Plots are expected to be sold from October

If there are actually seven more plots in the end, that has advantages for the builder, says Taffertshofer.

“It doesn't cost much more to develop” - since the amount is passed on to all buyers, everyone will pay around a third less for it.

None of the plots has yet been taken.

The development should only be completed.

Then the exact costs are fixed and the property prices are determined.

"That way we can safely calculate," says Taffertshofer, who is expecting a sale from October.

A point system that takes into account social factors such as the number of children and income is then used to determine who is entitled.

"Whoever has the most points first selects his plot of land."

According to Taffertshofer, there will be four price categories.

Those who build in a resource-saving and space-saving manner should be rewarded: i.e. connecting their building to the local heating supply (see box), planning a granny flat or opting for a semi-detached house.

The latter were not even provided for in the previous statutes.

But now they would be possible on four plots - so eight such residential units could be built.

Taffertshofer is curious to see if there are interested parties.

"We have already planned semi-detached houses, but nobody bought them."

More from Wildsteig:

By winning the bronze medal in the team competition at the World Championships in Cortina d'Ampezzo, 27-year-old skier Andrea Filser from SV Wildsteig achieved the greatest success of her career.

That was the reason for the sports club to receive Filser together with Mayor Josef Taffertshofer on their return to Morgenbach.

The Rottenbuchers started the year full of energy and are considering the establishment of a full-range supplier again.

A few kilometers away, the plans are causing tension.

The Wildsteiger project “village shop” is thus on the brink.
