Bad Tölz - Three three-room and six four-room apartments will be built in the apartment building on Königsdorfer Straße by autumn, which will primarily be rented to families.

The finance committee meeting now dealt with the question of what the rental price should look like.

Families with children are subsidized with the rent

The administration suggests choosing a flexible model that is already being used for the 18 apartments that were built on Osterleite in 2017.

There are discounts for pensioners if they move into a one- or two-room apartment and do not exceed a certain income limit, as well as for families with underage children.

"Six of the 18 apartments are currently subsidized," said treasurer Hermann Forster at the meeting.

This should now be handled in a similar way in Königsdorfer Strasse.

The rent per square meter should be 9.50 euros.

For families with one child under 13, the amount drops to 7.50 euros.

With a child between 13 and 18 years of age, one euro per square meter is deducted.

An income limit has not been set, said the chamberlain.

Ultimately, however, the city selects the tenants - and among the applicants are many who simply find it difficult to find something on the free market due to their income situation, others have a housing entitlement certificate, according to Forster.

Greens would like longer subsidies for families

Johanna Pfund (Greens) thought it was "great that there is this possibility".

She only quarreled with the staggering of subsidies.

Children between the ages of 13 and 18 would not necessarily be cheaper.

She advocated waiving families with children up to 18 years of age two euros per square meter.

Bärbel Weixner (Greens) would go even further: Often the young people are still in training beyond the age of 18.

"You could possibly subsidize the families for a longer period of time."

Forster was skeptical - especially since the model also applies to the Easter party and the living working group had long thought about the right path.

“You can of course set the age limit where you want, but the subsidy stops somewhere.” Peter von der Wippel (FWG) also advocated sticking to the Osterleiten model.

“It's still a very cheap rent.” The staggering is also due to the fact that parents of older children find it easier to both go to work and thus the earning potential increases, said Mayor Ingo Mehner (CSU).

SPD hopes for another residential building project in the city

Ultimately, the committee unanimously agreed on the staggered rental model.

Willi Streicher (SPD) is happy about the range of affordable living space.

“That is exactly what the free market cannot do.” He would, however, wish that the city's next building project in this area would be tackled as soon as the one on Königsdorfer Strasse is finished.

The chamberlain dampened too much euphoria here.

“A third project also has to be paid for,” he said, referring to the budget situation in the coming years.

“This cannot be refinanced through rents alone.” The city is investing a total of 3.9 million euros in the apartment building - including a subsidy of 1.5 million euros.
