Geretsried - The Geretsried (BG) building cooperative has around 300 apartments on Johannisplatz.

For around 50 years they have been almost unchanged from the outside.

In the next few years, the BG wants to gradually renovate the outer shell of the apartment buildings.

This year it should start with the house numbers 23 to 29.

"Johannisplatz was built before the first oil crisis and, from an energetic point of view, unfortunately is now one of the poorer properties of the building cooperative," admits managing director Wolfgang Selig openly.

But this is also due to the fact that properties at other locations - for example in the flower district or around Neuer Platz - have been energetically renovated or replaced by a new building in the past 15 years.

In the meantime they have overtaken Johannisplatz in terms of energy.

"Our goal is to use this decade for renovation work on all of our houses on Johannisplatz," says the managing director.

This also included the addresses on Dompfaffenweg and Sperlingstraße, which are grouped directly around Johannisplatz.

The apartments are privately financed rental apartments, and according to the managing director, similar renovation measures are planned almost everywhere.

"We will renew the balconies and replace old single-glazed wooden windows with double-glazed plastic windows," announced Selig.

Thermal insulation is to be installed on the basement ceiling and on the facade.

They also want to tackle one or the other outdoors and with fire protection.

In individual cases, topics such as threshold reductions, elevator retrofitting, underground parking garage extensions or attic extensions can be considered in other construction phases in later years.

But now it is still too early for such considerations, says Selig.

"That is just being checked in advance in terms of planning."

The rent is becoming more expensive, but remains cheap

Since January 1, 2019, landlords have been allowed to increase the annual rent by up to eight percent of the cost of the apartment.

The tenants on Johannisplatz will also have to dig deeper into their pockets.

The monthly rent will normally increase by an amount between one and 1.50 euros per square meter, admits Selig.

But: In return, the energetic measures should reduce the additional cost prepayments for heating and hot water and, in the best case, also keep them low.

The planned increase is below the legal limit, says Selig.

“All apartments will be rented out for less than nine euros per square meter, including in some cases well below nine euros.” That depends primarily on the internal condition of the apartment, but also on the duration of the lease and other factors.

"We are still noticeably below the current comparable rents in Geretsried, which have now reached the double-digit range." Other renovation measures such as new front doors, new and better insulated roofs and a local heating network with a new heating center "we have had without modernization charges in recent years implemented on the tenants.
