Tel Aviv has been leading Israeli cities in high-rise construction for the past decade, Netanya is lagging behind - according to an exclusive analysis by the Israeli Forum for Skyscrapers and Urban Construction (ISRAEL-CTBUH) for "Israel Today".

According to the analysis, based on CBS data recently published on construction starts in Israel in 2020, compared to the changes that have taken place in high-rise construction in Israel since 2011, there has been a 47% increase in construction of 16-story towers to more than 10,000 construction starts in 2020. .

The most significant increase was in 7-story buildings with a rise of about 109%.

In contrast, in two-story houses, there was a significant decrease of about 53%, from about 13,000 in 2011 to about 6,000 in 2020.

The division of tower construction is unequal: the Central District is the leader in a huge gap in high-rise construction in Israel with more than 31,000 construction starts for residential towers of 16 floors and more in the last decade.

The Tel Aviv district is next with more than 18,000 construction starts, while the southern and Haifa districts with about 8,000 construction starts each.

The Jerusalem District presents the lowest figure with 4,172 construction starts for towers of 16 floors and more. 

Divided by cities in the last decade, it has been found that the Tel Aviv skyline has completely changed and is the leader in construction starts to a height with about 8,200 construction starts of towers since 2011.

In second place is Netanya with 7,522 construction starts, Petah Tikva is third with a relatively high gap from the first two places with 4,753 construction starts, in fourth place is Rishon Lezion with 4,073 construction starts and Ramat Gan closes the top five with 3,987 construction starts for 16-story buildings and more.

In the analysis of construction starts for height in the last year, a slightly different picture is obtained with the leader being Netanya with 1,156 construction starts, Ramla in second and surprising place with 1,090 construction starts, in third place is Rishon Lezion, and Tel Aviv only in fourth place.

Architect Gil Shenhav, chairman of the Israeli Forum for Skyscrapers and Urban Construction (ISRAEL-CTBUH), said: “It is not surprising that the circles close to the Tel Aviv metropolitan area show a significant increase in the number of construction starts for residential towers over 16 floors.

Planning authorities have realized that demand areas are becoming increasingly congested in light of a shortage of construction starts and land.

Therefore, as an effective and correct solution, they promote high-rise construction.

On the other hand, we see that the process of increasing the demand for high-rise housing continues to intensify. "

Gil Gurevitch, VP of marketing and sales at Azorim, which is building a 55-story residential tower in Ramat Gan, added: "In recent years, residential towers similar to Manhattan, Singapore and Dubai have sprung up alongside office towers."
