Real estate: how do tenants see their rent?

1194 tenants in the private park were interviewed by the Ipsos institute between February 9 and 23 for the SeLoger property ads group (SeLoger, Logic-Immo, Belles Demeures, etc.).

Opinions differ on a possible increase in rents.

For 45% of tenants, "the amounts of rent for houses and apartments will increase in the next six months," notes Séverine Amate, spokesperson for the group.

But 42% of them also believe that their rent should remain stable, ”she tempers.

Only 12% are considering lower rents ...

Anticipated drop in rents for furnished apartments

The perception is slightly different depending on whether the tenant occupies an empty dwelling or a furnished one.

42% of tenants of furnished properties anticipate an increase in rents, a third a stabilization.

And the share of those who bet on a drop is more important: a quarter of them expect a future drop in rents (24% against 12% in empty properties).

In Ile-de-France, tenants of furnished properties are even more likely to anticipate a drop in rents than tenants of empty properties.

“If only 16% of Ile-de-France tenants in the private empty park are considering a drop in rental prices over the next six months, this share rises to 27% among furnished tenants.

The boom in the supply of furnished apartments in Ile-de-France does not seem to have escaped tenants who are familiar with the mechanics of supply and demand, ”explains Séverine Amate.

In terms of feelings, a third of tenants believe that their rent is “unrealistic”, that is to say that it is too high and does not correspond to the reality of the market.

“The good news is that most tenants believe that the rent they pay is justified, neither too high nor too low.

But the fact remains that one in three tenants think the opposite.

A weariness which, over time, could eventually lead them to look for another rental or to turn to the purchase, ”concludes the spokesperson for SeLoger.
