Real estate: in Vitry, always more furnished and less and less expensive

Vitry-sur-Seine has seen a 52% increase in the volume of ads for furnished rentals for a year, according to figures from the SeLoger site.

Added to this in Vitry, which remains relatively inexpensive, has been a drop in rents for a year, when they have increased in the other towns of the Val-de-Marne with more than 50,000 inhabitants.

"Last year, we rented 90% furnished"

Just do a quick online search to see: the city of Vitry, with nearly 100,000 inhabitants, has a particularly well-rounded furnished rental offer.

“Last year, 90% of the homes we rented in Vitry were furnished,” says Nicolas Goyet, co-founder of Flatlooker, a rental management site, for example.

The town has many more furnished apartments than other towns that we cover.

According to SeLoger's figures, its furnished rental rate is 36%.

This is not surprising for Ansse Zouagha, rental consultant at the VIP address agency: “It corresponds to what we perceive at city level.

Vitry offers a lot of furnished rentals, and many people are looking for them, especially students.

A student town

This is undoubtedly the reason why Vitry offers so many furnished rentals: it has several thousand students, who study either in the department (at the IUT of Vitry, at UPEC, in Créteil) or in Paris. .

"They know that they are only there for the duration of their studies, and do not want to invest in a bed, a sofa, a table", explains Julien Chen, of the Stéphane Plaza agency in Vitry.

The city is for them a "pretty good compromise", explains the professional.

"It is one of the closest suburbs to Paris, and living in the suburbs is always cheaper," recalls Ansse Zouagha.

According to her, "many study at the Sorbonne and can get there by taking the RER C".

And for owners who are almost guaranteed to find a tenant, "they prefer to rent furnished because the taxation is more interesting", she adds.

The Port-à-l'Anglais district, yet out of the way, offers many furnished rentals.

"It's a reflex: if my accommodation is not rented, I lower the rent", explains Nicolas Goyet of Flatlooker.

Proximity to transport

Complicated when you have invested in a city where you are planning to increase it, because of a transport offer that is becoming denser.

In Vitry, this will be the case over the next few years with the start-up of the T9 tramway and the commissioning of two stations in Grand Paris.

However, the proximity of a means of transport "remains the first criterion when looking to rent," recalls this real estate professional who works in a neighboring town.

But whatever the sector - the train station, the Port-à-l'Anglais, the Plateau, May 8, 45… - all of Vitry offers furnished rentals.

“There isn't a neighborhood where the supply is higher.

It is easy to rent everywhere, ”explains Ansse Zouagha.

"I have almost never had a period without a tenant"

This is confirmed by this owner of a furnished two-room apartment in the Port-à-l'Anglais district, however slightly out of the way.

"I have owned it for five years, I have almost never had a period without a tenant," says Philippe, reached by phone through an advertisement.

On the other hand, he fears the departure, within a few months, of his current tenant.

"I will be ready to lower the rent, but I have to come within my expenses," he says, about his 38 square meter apartment currently rented 850 euros per month.

“A little, but not too much”, adds this man who works in the restaurant business, and is himself in a very uncertain financial situation.
