Real estate: why furnished apartments are flooding the rental market

2021-03-19T06:10:29.393Z

The absence of tourists combined with an interesting tax system and flexible rules contribute to explode this type of rental in France.

In some municipalities, to find a rental, it is better to leave your furniture ... in guard.

Indeed, furnished rental has seen a massive arrival to the point that it has turned the traditional real estate market upside down.

According to the barometer of our partner SeLoger, the volume of advertisements increased, in one year, by 92% against 55% for empty rentals.

The abandonment of the vacation rental by many owners following the desertion of tourists explains these changes in large part.

But the impact is very different depending on the municipality.

Bordeaux: the city of furnished accommodation

The Gironde capital is not known only for its wines.

The number of furnished rentals also makes it a French champion since they represent nearly 62.7% of the park in total.

That is a 52% increase over one year in the volume of ads on the SeLoger site.

“Bordeaux was the city that offered the most ads on Airbnb, because the former municipality had put the package, in terms of communication, to attract tourists, details this manager of a Laforêt agency.

So, with the health crisis, all the apartments returned to the traditional rental market.

Towards a drop in furnished rents in Ile-de-France?

Another explanation: the development of teleworking.

“The whole city is bundled and with the LGV, Paris is two hours by train,” continues the expert.

We therefore have more and more Ile-de-France residents who come to enjoy the living environment.

Bordeaux has become somewhat of the 21st arrondissement in Paris.

"

It is precisely the capital which arrives in 2nd position with 53.5% furnished, then Saint-Denis (Seine-Saint-Denis) with 47.2%.

Followed by Aix-en-Provence (Bouches-du-Rhône) with 42.6% and Nice (Alpes-Maritimes) with 40.7%.

In Amiens, the explosion

Almost 74% increase in one year, i.e. + 262% of advertisements published on the SeLoger site in the Somme prefecture, which is a record.

Obviously, the historic capital of Picardy caught the eye of investors.

"We are located one hour from Paris and the prices are five times cheaper to buy and three times cheaper to rent," explains Anthony Caprou, real estate agent at Vertig Immo.

And thanks to the student clientele, furnished accommodation has become a good investment.

"

Unlike Paris or Bordeaux, the rise in furnished accommodation has nothing to do with the pandemic.

"Amiens is not really a tourist destination, so these properties were not for seasonal rental," he analyzes.

They are really intended for traditional rental with a strong development in colocation.

"

Among the strongest increases we can also mention Nantes (Loire-Atlantique) with + 28.6%, Annecy (Haute-Savoie) with + 28.1% or even Metz (Moselle) with + 25.6%.

Nice increase in rents in Angers

With an increase in the price per m2 (excluding charges) of 11.4% to 14.70 euros / m2, Angers (Maine-et-Loire) takes first place.

“After Bordeaux, Angers was, last year, ranked second as the city where it is good to live and work, which gave us excellent publicity, enthuses Morgane Lesage, rental service manager at Nestenn Angers. .

The market tightened and housing quickly left, which put owners in a position of strength.

"

New types of housing are appearing on the rental market.

"In the center, there are not many properties, so more and more investors are turning to houses to organize shared rentals," she explains.

This is not necessarily what our customers are looking for, but faced with the shortage of the offer, they end up accepting.

And it is more profitable than a simple furnished one.

"

After Angers, Tours (Indre-et-Loire) comes second with + 10.9% to 13.70 euros / m2 and Brest (Finistère) third with + 10.4% to 11.60 euros / m2.
