Real estate in the Oise: the furnished apartment market is still looking for its place

The rental of furnished property still occupies only a marginal position in real estate transactions. A trend that is starting however


While, in the nearby Ile-de-France, furnished rentals have exploded for a year, the phenomenon has not (yet) reached the Oise.

Or in proportions, for the moment, more measured.

With its SNCF station, which places it twenty-five minutes from Paris, the city of Chantilly served as an ideal candidate to share the Ile-de-France craze for furnished rentals.

The figures for the past year, however, go the reverse of this eventuality.

In one year, the volume of ads offering furnished accommodation has fallen by 37.9% in the city of horses, even though this type of property represents less than 20% of the accommodation offered for rent in the city.

With the 4,400 students of the University of Technology of Compiègne (UTC), the furnished apartments in the second city of the department easily find buyers.

“We mainly work with this school, most of the time for shared accommodation,” confirms the Cegit agency.

For UTC engineering students, the furnished apartment system is often the ideal solution, especially because of its flexibility.

“This flexibility appeals to them because they do internships, sometimes for six months and with just one month's notice, the furnished apartment is often an ideal solution for them,” explains Géraldine Lebrun of the Ger'Immo firm.

Parents appreciate this type of housing, which saves them from buying all the equipment to furnish a studio and setting up logistics to move in.

The student housing market is very competitive in Compiègne, furnished accommodation is an additional service that can make it stand out.

“For me, the furnished apartment market in Compiègne has remained stable, apart from students, there is always demand, analyzes Caroline Cavel, director of the rental part at Century 21 in the city.

We have just returned to a furnished T2 eight days ago, there are already two visits this Saturday and I am hopeful that it will be rented.

This type of property goes quickly, provided it is in very good condition.
