Val-d'Oise: more offers of furnished accommodation but fewer requests

2021-03-19T09:50:22.034Z

Due to the health crisis, furnished apartments, often small spaces, no longer find their usual clientele:

In Val-d'Oise as in the rest of Ile-de-France, real estate advertisements for furnished accommodation rentals have exploded on the Internet.

With a 73% increase in the volume of furnished rentals in the department, this influx is however less massive than for the rest of Ile-de-France, at 155%.

“The closer we get to Paris, the bigger the boom,” analyzes Florent Guiocheau, director of studies and data for the SeLoger group.

The situation of Val-d'Oise is comparable to that of Essonne.

Even though there are Le Bourget and Charles-de-Gaulle airports, the 95 presents a lot of disparities and each zone has its particularities.

Real estate in Ile-de-France: towards a drop in furnished rents?

These announcements mainly come from individuals.

They rented furnished studios to students who have deserted the region due to the health crisis.

Others offered short-term or seasonal rentals to foreign tourists and working people, particularly to the airport hub, but here again, demand has disappeared.

As a result, these dwellings are vacant and more of them are available for long periods.

This is automatically accompanied by a price increase because, for short-term or seasonal rentals per night, week or month, the rates are much higher.

"It is likely that owners, forced to switch to a less profitable formula, are tempted to put their property above market prices," points out Florent Guiocheau.

Prices have increased more in Val-d'Oise

In the Val-d'Oise, this rise in the prices of furnished apartments is particularly glaring: + 6.1%, which is much higher than the increase of 2.4% in prices in Ile-de-France and of 3, 6% nationally.

“This increase is probably virtual, however, warns the specialist.

Rather, it measures the proportion of owners who amortize the differential.

"

In some towns in the department, the trend is even stronger.

Thus, even if we are far from the national trend of 92%, the quantity of advertisements for furnished apartments has increased by 21% in Cergy in one year, due to the proximity of CY Cergy Paris University and the grandes écoles.

In Eragny, a neighboring municipality, this type of property has jumped by 49% while the volume of online ads reached + 125%.

In Argenteuil, the proportion of furnished accommodation has increased by 43%.

“This town is part of the economic heart of the department.

It is a dense, highly attractive area.

It is not far from La Défense, the industrial zone and the port of Gennevilliers.

This also contributes to the offer of furnished accommodation ”, specifies Florent Guiocheau.

Next door, in Bezons, the furnished rental rate has increased by 53% and the volume of advertisements by 75%.

The furnished apartments cannot find a taker

At the Stéphane Plaza de Bezons agency, we see: "There is a strong desire on the part of owners to switch to furnished accommodation for the advantages on taxation, but they do not rent so much more expensive and that is not what the tenants who want to put their own furniture or are negotiating to remove furniture.

Maybe it works better for students, but Bezons is more attractive to young workers and families ”.

In Gonesse, where we are relatively close to the airport area, the advertising boom stands at 68% “We can see a link with the Paris / Roissy corridor, and with economic activity usually strong, ”says Florent Guiocheau.

And, here again, the stock of furnished apartments is found vacant and prices increase by 7.7%.

"We are not in a situation of stability"

Some municipalities such as Pontoise are an exception, with declining figures: -20% furnished apartments and -15% advertisements.

“It is possible that the boom in furnished apartments took place six months ago and that the owners have changed their formula.

They realized that there would be no clients and take advantage of their accommodation as an individual or family, ”suggests the specialist.

And to conclude: “Depending on the positioning of the municipality in relation to the wave of furnished apartments, we can read completely different things.

The movement is so sudden.

One thing is certain: we are not in a situation of stability.

Everything will depend on the hope of the owners.

"

In Cergy-Préfecture, 60% of student accommodation is unoccupied

“Since the Covid-19, the furnished market has been at a standstill,” notes the director of the City Cergy Immobilier agency.

Many furnished apartments are empty because there are not enough face-to-face classes for students to settle in Cergy.

»His company mainly rents furnished accommodation to academics and businesses.

“They usually bring in new employees but there is not much mobility either with the crisis.

"

Around 90% of the furnished accommodation that his agency rents are in the Cergy-Préfecture sector.

He estimates that 60% of small areas smaller than 18-20 square meters are currently empty.

“Otherwise, there are no problems, but all student-oriented accommodation is difficult to rent at the moment.

“Over the last two months, the professional has brought in several goods, rented last August, and which should have been released on June 30.

Converted shared flats for families

Previously, City Cergy Immobilier managed around fifty shared apartments.

“At Essec in particular, Parisian students come for the day by RER A to avoid renting a place in a shared apartment.

We still have three or four rented furnished apartments opposite the school, but outside there is nothing left ”.

According to his information, “There aren't many prospects.

We hear that schools will remain closed or will idle until the end of the calendar year ”.

However, for large furnished surfaces, the branch manager did not allow himself to be defeated: “We removed the furniture and we put families in place of the shared apartments.

This lowers the prices, which is not bad because they had increased a lot in Cergy, but at least, with this formula, the owner has his twelve months rent out of twelve because the students generally leave in summer ”.

In general, “except for less than 20 square meters, we do not necessarily advise owners to rent furnished, because it is for less than a year, and they do not necessarily rent more expensive because that it is furnished.
