Weilheim - In the aerial view, the area looks like a quiet, green oasis between two hectic streets and the previously uninviting station area.

It is of course hardly visible to the public, this zone between Münchener Strasse, Schützenstrasse and Bahnhofgasse, which has been neglected up to now, but is extremely important as a pedestrian and cycle path.

This quarter came into the city's focus a few years ago due to the plans to build a new bus station and to redesign the area around the station: the participants in the competition also examined the area around Bahnhofsgasse.

According to the city building authority, this already resulted in “approximate planning” for the former storage areas and ramps in the south of the station - the area of ​​the former freight station, which the railway has now sold to an investor from Munich.

The rear plots in the development plan "Münchener Straße / Schützenstraße / Bahnhofstraße" were also included in the competition considerations: This interior area should be designed loosely and villa-like, according to the result - as a counterpoint to the rather massive apartment blocks that replace the former freight yard will arise.

However, “the actual structural situations and property conditions” in this interior area “only permit over-planning with difficulty”, as the construction committee of the Weilheim city council now said.

Therefore, there have been no further considerations so far.

With the latest idea of ​​the urban community center, the situation is a bit different anyway: As reported, the new building of a "multi-generation house" is planned on the property at Münchener Straße 21a, which extends to Bahnhofgasse - with "assisted living" as well as living space for employees of the community center.

There is talk of a total of a good 20 additional apartments, facility manager Rainer Schlosser is currently having a feasibility study drawn up.

The entire area was given to the community center by the ceramic artist Elisabeth Wiedemann-Scherr, who died in 2020: the villa on Münchener Strasse was converted into ten senior-friendly apartments four years ago.

The “multi-generation house” is now planned on the property behind it, on which there is currently a bungalow from the 1970s.

City architect Andrea Roppel-Sommer revealed in the March meeting of the building committee that a staggered “hybrid construction with lots of wood, green roofs and photovoltaics” was being considered.

An inviting space for the residents should be created between this and the front buildings on Münchener Strasse, and the parking spaces should be in an underground car park.

A public footpath along this site to Bahnhofgasse would also be possible, says Roppel-Sommer.

"A great thing," said CSU City Councilor Stefan Zirngibl, commenting on the plans: "Something can develop here that means an upgrade of the entire quarter."

The committee unanimously initiated the changes to the development plan required for this.

At the owner's request, the property to the south, which belongs to the area behind Schützenstrasse, will also be included in this process.

An additional single-family house could be built there.

In general, the development plan change will probably also open up building opportunities for neighboring properties.
