- The condition of the existing buildings, the social infrastructure in the district or the traffic situation: these are just three of many aspects that are analyzed in detail in a redevelopment area.

It is about "problem points and possible solutions", explained city architect Andrea Roppel-Sommer in the most recent city council meeting.

Good experiences have been made in Weilheim, for example, with redevelopment areas in the old town and the Upper City.

The advantages for the city are also of a financial nature: expert reports, feasibility studies and often also specific measures in such an area are lavishly subsidized by the state.

The preparatory investigation (VU) is currently underway for the “St. Pölten redevelopment area”, which Weilheim's city council officially launched in summer 2020.

According to Roppel-Sommer, this includes comprehensive mapping that also shows urban development deficiencies and the corresponding need for action - and is the basis for funding.

The focus is on traffic

Graduate engineer Annegret Michler from the Kaufbeur office “Die Stadtentwickler” recently reported on the VU's status to the building committee of the city council.

According to her, “the most important point in the entire preliminary investigation” is a development plan for traffic;

that was also the “clear feedback” from the residents when the citizens participated in the planned development of the Dietmayr-Anger.

It is about traffic calming and especially about good crossing possibilities at the intersection of Unterem Graben, Greitherstraße and Pollinger Straße.

Incidentally, they came across an “interesting plan from 2013”, according to Michler: An urban planning office had already sketched the design of a “St. Pölten area” including the traffic-calmed Greitherstrasse.

Natural green instead of a city park

According to Michler, a key point in the “St. Pölten redevelopment area” will also be the development of the green areas - with a “network between the Au and the old town”.

The public participation also showed that the planned green corridor at Dietmayr-Anger did not have to become “a large-scale city park”.

Those affected wanted a more natural green and good connections.

According to the planner, better and more open ways of using the existing sports facilities are required in the future, which until now have mostly only been available to schools and clubs.

"Discussions are necessary," says Michler.

Overall, the expert sees “great potential” in this district.

She referred to the large number of “beautiful old buildings” and the “great St. Pölten church that shines on this gallery on which it stands”.

The view from the meadow to the church, so Michler further, should be preserved as far as possible.

Of course, the urban planner is not afraid of change, as her conclusion in the building committee showed.
