Among them, the northern brownfield group in Shajiangwei, which occupies the largest area, is separated from many public housing estates in Tin Shui Wai by a river. The brownfields are now mainly used as car parks.

Some ring groups questioned that the brownfield cluster on Jinhe Road is only about 6 hectares, and the adjacent land has been designated as a conservation area. The Planning Department recently announced the results of the second phase of the "Study on the Use and Operation of Brownfields in the New Territories", examining 290 hectares of brownfields with high or medium potential for development.

Among them, 11 hectares of brownfields in Sheung Shui and Yuen Long are included in the four groups of brownfields with potential for short- to medium-term development into public housing, which account for only about 3.8% of the scope of the second phase of the study.

5 hectares of brown land in the north of Shajiang Wai

Among them, the largest brownfield group is located in the north of Shajiangwei, Tianshuiwei and west of Tianying Road, covering an area of 16 hectares, of which 5 hectares are brownfields.

The brownfield group is separated from the new town of Tin Shui Wai by a river. The brownfield area is currently used as a car park and an open-air storage warehouse. Large trucks can be seen coming in and out of the site from time to time. There is also a Guanyin Temple there.

Checking the information, part of the brownfield group involved had applied to the Town Planning Board for rezoning into a golf course, but the application was rejected in the end.

In addition, the brownfield group is adjacent to Lau Fau Shan, and a nearby piece of land of 880,000 square feet was purchased by Xingsheng Creation in the early years and later transferred to the Chinese company "Lvjing Real Estate".

The site was originally a green belt and was approved for the development of low-density residential buildings a year ago.

Apply for rezoning as a public-private project.

Ping Kwai Road Brownfield Group is adjacent to public and private development projects

Another brownfield cluster in Yuen Long is located on Ping Kwai Road, covering an area of 5 hectares. It can be seen that it is being used as a sub-car yard and parking lot, and some of the locations are parking multiple taxis.

The land is adjacent to the Tangfang Village Light Rail Station and there is a rest park nearby.

The brownfield cluster is adjacent to several public and private development projects.

The land right next to it is held by Huang Zhenhan, who once served as the Shenzhen Political Consultative Conference. In the early years, he paid more than 100 million yuan for the development of low-density residential projects.

It can be seen from the scene that the project has been completed.

And not far from the brownfield group, at the junction of Mafengling Road and Pingjianli, a piece of land of nearly 120,000 square feet. According to the information from the Land Registry, the land is held by Xunwang Co., Ltd., a Chinese company. A subsidiary company of Lemon International.

Neighboring land has developers intending to participate in the land sharing plan

The land has applied to the Town Planning Board for the development of public and private residential projects. Together with part of the land belonging to the Langbian Interim Housing, it is expected to provide more than 2,000 residential units.

Lemon International has stated that it is negotiating with the government on the project and intends to participate in the development of the land sharing plan.

And another adjacent site, located near Pingkang Lane, has also applied to relax the plot as a private housing development, and plans to build 9 low-density residential buildings.

However, after checking the records, the application has been withdrawn.

According to information from the Land Registry, the land is held by a subsidiary of Xingsheng Creation.

As for the brownfield group south of Jinhe Road and Pat Heung Road, it can be seen that the site is mainly used for storage purposes. It is located to the east of the Tai Lam Tunnel Interchange Station, next to the MTR Pat Heung Depot.

Part of the brownfield group is a "green zone", and the adjacent land is zoned as a "conservation zone".

It is worth noting that the part to the west of the interchange station of the Tai Lam Tunnel was previously included by the government as a "pilot for the development of the border areas of country parks", but later aroused public concern and the plan was eventually cut down.

The smallest area is the brownfield group at Huashan, Sheung Shui. The study area is only 4 hectares, of which 2 hectares are brownfields.

It can be seen from the scene that brownfields are mainly used as warehouses, and there are also large trucks coming and going from time to time.
