- "We talk to each other, and I think that's positive," said Nafziger when asked by Merkur.

“It is important to everyone involved that we move forward.” At the end of March, the local council decided unanimously to issue a preliminary by-law for the 13,000 square meter area on the south side of the station square.

The owner family Heide had previously not only declared the end of their inn with beer garden Heide-Volm, but also expressed their intention to sell.

The municipality wants the reason to have a free hand in the urban development of the area around the station.

Should Heides come to an agreement with an investor, Planegg would have the right to acquire it on the terms negotiated between the parties.

It would be easier to sell directly to the community.

Break in the planning process

The decision to part with the property after 90 years in family ownership marks a turning point in the planning process for the areas east of the train station that was initiated decades ago.

A first urban planning competition took place in 2010, followed by a second, intermunicipal ideas competition in cooperation with the neighboring municipality of Krailling in 2015 and a facade competition in 2018.

In all these years consideration had to be given to the interests of the heathen.

So it was not possible to get part of the parking lot belonging to the Heide-Volm for the Bike & Ride building planned parallel to the tracks.

The development plan for this sub-area is on the home straight, the Munich-Land construction company is to build the building with bicycle parking spaces and apartments.

It's a done deal that Planegg's first fully automatic toilet will be there.

Now everything is open again, because with the end of the inn there is no longer any reason to keep the parking lot.

"If we can plan differently because the property conditions are different, we no longer have to press the Bike & Ride building directly against the track," says Nafziger.

The currently necessary “relatively complex noise protection towards the railway and towards the front” could also be reconsidered.

The supermarket project is also on hold

For many years, the community negotiated with Heides about their intentions for the area where the ballroom, which has now been demolished, stood until recently.

Finally, a supermarket with apartments was to be built there.

The project-related development plan is well advanced, and an implementation contract was soon to be concluded.

Now nothing happens at all.

The supermarket should actually be in place before work on the north side of the station area begins.

The community has continuously acquired land there in recent years, including the Gasthof zur Eiche in 2007, which was demolished in 2018.

As far as Germeringer Strasse, the area is in municipal hands, 50 to 60 apartments could be built there.

According to a municipal council resolution of 2018, the area is to remain largely in the company's own hands.

A development plan for this part of the area around the station has not yet been launched.

The municipal council must first define specific goals.

Community needs to refinance

In February of last year, the building authority put the expenses that the community had incurred for the reorganization of the station area at 6.8 million euros.

The purchase of the Heide-Volm property would add a double-digit million amount.

"Of course we would have to refinance at least a large part," says Nafziger.

"But we don't have to plan as completely economically as a private investor."

Nafziger does not fear that the three competitions and the countless hours that the building authorities and external planners have invested in developing the area around the station were in vain.

“That was a process in which the community learned a lot, including when it comes to citizen participation.” One will be able to fall back on a lot.
