250 members have therefore already registered in the housing cooperative “Together in Garching” (GiGa) - but not every member wants to move in.

The 250th member is Tatiana Bulovyatova, she was able to celebrate her membership right there where the first GiGa building project is to be built, namely in the communication zone.

GiGa is applying there to build a plot of land to build around 60 apartments.

"My family has become a member because the rent of our current Garching apartment is very high and is rising steadily," says Bulovyatova.

The cooperative offers her the perspective that living will remain affordable in the long run.

"The architects should let their creativity play."

Even the initiator Bastian Dombret did not expect that the idea of ​​the building cooperative would “be so well received”. Even though the first information event in November 2019 with over 100 interested parties made the Römerhof burst at the seams. Officially founded in August 2020, GiGa has almost finished the concept for cooperative living. Small working groups have dealt with topics such as common rooms, bicycle parking spaces, and energy efficiency. The building should be ecological and sustainable, but the building cooperative does not want to set any more requirements, "the architects should let their creativity play," explains Dombret. They also do not want to make any restrictive specifications for the building materials.

But now it is first of all to wait for decisions from the city council.

The communication zone development plan is on the agenda for the coming week, and a number of objections still have to be incorporated here.

However, as soon as the development plan is legally binding, the concept tender for the property "reserved" for a cooperative will be issued.

After all, it is ultimately up to the city council to decide who gets the contract for the property.

Building cooperatives from the area can apply, but Dombret from GiGa is confident.

“Who if not the people of Garching know their own needs?

And it's about creating affordable living space for the people of Garching, ”he says.

"It would be nice to get some clarity this year."

Not all members want to move into an apartment directly: that is the reason

Because the 60 planned apartments of GiGa are as good as rented. Which means that there is already a waiting list for the next construction projects that Dombret sees on two other urban properties in the communication zone, but also on the Schleissheim Canal. “Fortunately, not all of the 250 members want to move into an apartment straight away, but plan long-term for their children or grandchildren, see themselves as financial sponsors because they like the cooperative idea, or because they see the possibility of better interest rates than on their bank account . "

The heart of the initiative is made up of people who care about livable living in Garching, which is why they volunteer for the cooperative and the new urban district. "We are very pleased that we have already been able to inspire so many people for our joint project," says Garching's former mayor Manfred Solbrig, who is involved as chairman of the supervisory board for the cooperative. He is certain that the city will soon create the conditions for the start of construction in the communication zone. “We also hope that more space will be made available for cooperative housing construction in order to meet the great demand for this contemporary housing model,” says Solbrig.

In a workshop, the members of the cooperative wanted to develop exactly what the award criteria look like, as soon as the pandemic allows meetings in person again.

So far, smaller working groups have been formed, the ideas of which are discussed in a large plenum.

"The tendency is clear," reveals initiator Dombret, "a reference to Garching must be."
