The renovation took less time than searching for the apartment - but when it does, you know.

As much as moving in the timeline, it is evident that many Israelis, who intend to change and upgrade their residence, strive to find value-added property The residence and will add different layers of interest and character to it.

One of the standout genres, which continues to gain momentum, is the search for an apartment in one of the historic conservation buildings that are slowly becoming boutique buildings that do respect and remain faithful to the original items built about a century ago.

As many rooms as possible, as much storage as possible - and a balcony.

These were the tenants' requests (Photo: Orit Arnon)

This is also the case with a couple in their 30s who have a two-year-old girl who, after a long process of searching and visiting dozens of apartments, found a gem in the heart of one of the quiet streets in Tel Aviv that required a thorough renovation.

For the sake of interest they harnessed the interior designer Hila Motil who was educated to create for them an experiential living space that does kindness to the original motifs and yet matches the mood and needs of the current century.

"The process of searching for the two's apartment was longer than the renovation, which took about five months," explains Motil.

"The apartment that was finally chosen is an old and dark heirloom apartment but it had a good feeling even before the renovations started.

The renovation of the old apartment was massive and thorough and during it, except for the perimeter walls, everything was replaced with a new one.

"Its area is about 85 square meters and I converted it from a 3-room apartment to a 4.5-room apartment that exactly meets the needs and desires of the family members," explains Motil. "The basic premise of the program was that the public space is the heart of the house.

To this end, I created a common and inviting space for the living room, kitchen and dining area, where they spend time together as a family, engage in various activities and host extended family members and friends.

In the meantime, I have created plenty of storage space for them, which allows the space to remain tidy and clean at all times. "

Unlike the public space, the bedrooms designed by the designer are minimal in size." These are rooms that you stay in mainly before bed or when you wake up calmly.

Intimate and quiet spaces that have everything you need, and every inch of them is well utilized, "she explains.

The windows were imported from Poland and contributed greatly to European visibility (Photo: Orit Arnon)

The style chosen is European-eclectic as the landlady grew up in England and this is her favorite style - elegant, relaxed and warm.

For the shell, Motil chose wooden windows imported from Poland, "they instantly turned the apartment into something else and added a lot to the European look I wanted to create. In addition, they blend in perfect harmony with the green trees that are visible from the outside," Motil explains.

"The windows are exceptionally sealed and when sitting in the living room you can not hear anything from the outside. Even when a storm occurs, the feeling is of a place protected and detached from the environment. A world of their own."

The items were collected here and there - to weave exactly to the taste of the tenants (Photo: Orit Arnon)

Motil chose to cover the floor with a German oak floor.

The tiles are concrete tiles in neutral shades made in Israel by hand.

"It was important for me to collect items that fit exactly to the taste of the couple. Items with added value that do not resemble products that are usually seen in design stores," explains Motil.

"The carpentry is customized and combines natural materials such as wood and straw. A rug chosen for the living room is a Ziegler Mahal rug in light shades. The fittings were imported from England and the bedside lamps were ordered from antique stores in the United States. The dining chairs were bought second hand and imported from New York."

The dining chairs will be imported from New York.

In general, it is evident that a great deal of thought has been invested in the design of the space.

"As part of the work process, we considered dozens of planning options and in each of them we examined what came at the expense of what: Are two bathrooms or one bathroom with guest services better, so we will gain more storage space in the house? Will there be a kitchen island and separate dining area?" "Will there be an island and a place for a balcony? And more. The answers to such questions are subjective and everyone will answer it differently. In this case, there was no hesitation - as many rooms, as much storage and a balcony as possible," Motil explains.

Symbolizes the separation between the private and the public.

At the entrance to the house there is a foyer, which is used for a break - a short stop that symbolizes the transition from the outside to the inside of the house.

"The foyer hints at the future to come. You see the public space from it but do not enter it all at once. When you open the door you see a wide view into the living room and the balcony at the end, a foyer wallpaper that blends harmoniously into the space. To the mail and a coat hanger. "

Explains Motil.

"The foyer symbolizes the separation between the public and private space. On one side is the living room, kitchen and dining area and on the other a corridor leading to the private bedrooms. I have given consideration here of the desired gradation when ordering the intimate part of the house. ", Which guests are also invited to enter. Next in line is the children's bedroom door, opposite the main bathroom of the household and finally the parents' bedroom, the intimate place that the design allows to remain completely private."

The kitchen is open to the public space, and is designed in an H-shape.

At its center is a dining table that serves as an island at the heart of the kitchen.

The dining table chosen by the designer moves on wheels and allows its sliding to create an open space in case you want to entertain a large number of people or increase the table on holidays, for example.

In front of the dining table is a mirror that hides a niche with the electrical cabinet and all the technological equipment of the house: the router, the converter, the timer for the boiler and the receiver.

Unlike the public space, the bedrooms are small and minimal.

The motel designed by Motil includes a walk-in closet that was separated by double-sided carpentry: on one side a wardrobe and on the other a TV facing the master bed.

The closet is precisely designed for the couple's items and includes hanging in combination with as many drawers as possible.

In addition, it includes a niche for hanging jewelry, and a small table for makeup - a specific request of the landlady that also resulted from the decision to settle for one bathroom in the apartment.

In the future it will be possible to create two separate bedrooms here, or one wide room.

The toddler daughter's bedroom is adjacent to another bedroom that serves as an open play space.

It is designed so that in the future it will be possible to make adjustments easily and according to changing needs.

For example, it will be possible to close the playroom to allow two bedrooms or alternatively break the wall and create one very wide bedroom.
