Wolfratshausen - The announcement came as no surprise to town hall chief Klaus Heilinglechner: Deutsche Bahn wants to charge fees for the use of its Park + Ride areas around the S-Bahn station in the future (we reported). The group had already hinted at this years ago. But now the time window is suddenly very small: "As soon as possible, probably this year", the DB Bahn Park GmbH wants to take over the management of the 230 parking spaces, reports Heilinglechner. This increases the pressure on the municipality, which has been tinkering with a parking space concept for what feels like an eternity, but cannot yet show any visible result. “Yes, now there is steam in the boiler,” the mayor admits in an interview with our newspaper. The parking space concept must be finalized quickly - and the words must be followed by action.

To the west of the S-Bahn station (Gipsenweg) there are 110 parking spaces, and another 40 on Sauerlacher Strasse. In addition, the railway has 80 parking spaces east of the tracks that are currently closed due to the construction work on the Kraft site.

If all of them are subject to a fee, Heilinglechner fears that commuters will turn to side streets in the morning.

“We definitely have to talk about measures,” said the town hall chief, “so that the side streets are not flooded.” According to him, the range of options ranges from an absolute parking ban to time-limited parking to the charging of parking fees.

He points out that the tickets are already not exactly cheap today, the monthly ticket for the commuter parking lot presumably costs around 30 euros.

According to Bahn Park GmbH, the municipality should be involved in setting the tariffs.


The mayor doubts that the whole thing will encourage drivers to use the train more in the future. With a view to the parking space concept, the town hall chief urges you to hurry. The city council must show its colors, because, not least, money must be made available in the budget for 2022 if the committee agrees on investments. On the one hand there is the Hatzplatz, on which the construction of a parking garage for 150 cars had already been decided. The end of the story: The city canceled the long-term lease agreement with the Bad Tölz investor, Parkhaus Wolfratshausen GmbH - and had to reimburse him for the planning costs. Rumor has it around 200,000 euros. You have "bought the planning", says the town hall chief about the process. He attaches importance to the statement that the topic of Hatzplatz is "postponed, not discarded".Heilinglechner advocates “optimizing” the parking lot between the western bank of the Loisach and the historic old town. He does not want to be more specific, he does not want to anticipate the debate in the city council. Just this much: "It doesn't have to be a four-story car park."

Paradiesweg plans are on hold.

And that for two years

The city is not one step further with the construction of a two million euro multi-storey car park on Paradiesweg, which was decided a good two years ago.

106 cars should be able to be accommodated in it - but as reported, a resident is suing the project, the addressee of the lawsuit is the Free State of Bavaria.

Although the district office has long since received the building application from the municipality, “there are still no grounds for a complaint,” says Heilinglechner.

Until the end of the procedure - the day and the outcome are in the stars - the parking garage construction is on hold.

A prominent construction project could alleviate the parking space shortage

A potential location behind the Isar department store ruins in the old town has also been considered in recent months.

The investor, Untermarkt 7-11 GmbH, which wants to build a new building on the site of the former department store building, which has been vacant since the end of 2012, is currently building 23 ground-level parking spaces on the mountain side.

“And we looked into the question of whether we could do more,” explains the mayor.

The talks have so far been "without result".

You have to know that the property in question belongs to a private person who, according to reports, charges one million euros for it.

"I'm not saying anything about that," said Heilinglechner.

And what about the parking lot behind the Sparkasse on Hammerschmiedweg, which some city councils consider a sacred cow?

"For me it is an option to expand the parking lot," replies Heilinglechner.

He does not want to adorn himself with strange feathers: “The suggestion is not mine,” but he also thinks it is a very sensible consideration to consider allowing the ground-level parking lot to grow one storey higher.

With reference to Paradiesweg and Hatzplatz, Heilinglechner is of the opinion: “We shouldn't be building the next parking garage now”, but rather complete projects that are already in the pipeline.

One thing is certain for the mayor: In view of the announcement by the railway that free parking near the S-Bahn will no longer be offered, “our parking concept must be revised as soon as possible”. The city council now has to "position itself" on this point. As reported, the members of the building committee have already set the first course in this context. The committee unanimously instructed the mayor to look for a specialist office that would optimize the existing parking space concept.
