- When the municipality decided in 2017 to create affordable living space in cooperation with the Verband Wohnen instead of the old and dilapidated town hall, construction was scheduled to start in early 2019. The start of construction was postponed by one and a half years because of an objection from a neighbor, but even more because of extensive investigations into the critical soil conditions - the area is located below the Steinberg, which is why groundwater seeping in had to be expected. In June 2020 the time had finally come. The excavators rolled in, the pit was dug and in a relatively short time a gigantic weatherproof cover made of wood was put in place. Timber construction was a prerequisite for the community in order to make the area available to the Verband Wohnen.

“It took three months to set up the prefabricated wooden parts,” reports Wolfgang Robl, technical director of the association. “The production of the prefabricated parts took place in a carpentry outside. This took around six months. Then the parts could be delivered and assembled with special vehicles. ”Next, the facade panels are assembled.

In general, wood has not only become a scarce commodity, the increasingly popular construction method also requires a great deal of planning, explains Robl. “The architect had to consider 17 different wall thicknesses. Depending on what is in the wall and the extent to which fire and noise protection has to be taken into account. ”High safety regulations were explicitly part of the planning for the staircases and elevators. “A complicated matter and a real challenge for the planner.” As reported, 18 barrier-free residential units with 1.5 to four rooms between 30 and a maximum of 90 square meters of living space are being built in the two continuous buildings with three full floors.

The exterior design still poses problems.

Robl: “In response to our first tender, not a horticultural company came forward.” Because of the ongoing construction boom, they would have been very busy.

"We are now starting the second call and are looking forward to feedback." Robl expects the project to be completed by April next year at the latest.
