It was a long way - now a tenant is ready: Hans-Joachim Kunstmann is taking over the Rathauscafe.

He explained at a press conference what exactly he was up to.

Wolfratshausen - The café is centrally located, "it is a very present property," said Hans-Joachim Kunstmann.

Together with his ex-wife and business partner Michaela Kunstmann, he is the new tenant of the Rathauscafé on the Loisachufer.

Kunstmann Hotel & Food GmbH introduced itself at a press conference on Friday.

If everything goes well - the property is currently being remodeled - the café should open in August.

"This date is planned - we will start as soon as possible," said Kunstmann.

The lease is valid from August 1st for an initial ten years.

“I don't do anything short-term,” says Kunstmann.

Kunstmann is an entrepreneurial jack of all trades

Kunstmann Food & Hotel GmbH is active in many industries: the company currently runs the Italian restaurant "Da Nonno" in Pupplinger Au. Several hotels - two in Munich, three in Saxony-Anhalt - with a total of 60 employees and 650 beds - also belong to the company. For almost a year now, the graduate in business administration, Kunstmann, has been directing the fortunes of the advertising group. A few months ago, the honorary commercial judge also took over the Weidacher Backstüberl and renamed it "Aehrenwert". A bakery's vending truck is regularly on the move in various places. He relies on synergy effects between the bakery and the café.

The new tenant prevailed against three competitors who had submitted an application in response to the municipality's most recent tender.

"You convinced with the best concept," emphasized Mayor Klaus Heilinglechner to the Kunstmanns.

The city council had also opted for the duo by a majority.

StäWo is renovating the building.

Without the basement.

StäWo Dienstleistungs-GmbH was commissioned by the city to carry out the necessary renovation work in the building.

As the town hall chief explained in the press conference, the building will be gutted.

Above all, the toilet facilities and electronics have to be replaced - in consultation with the new tenant duo: "There were some discussions in advance that were always constructive," said Heilinglechner.

When it came to the final details of the renovation, the decision was made “always together”.

A bakery in the basement is explicitly not part of the plan.

It is not even necessary: "We are currently employing two master bakers and two master pastry chefs," explained Michaela Kunstmann.

The production facility is located in Dietramszell.

How should the café be?

Cozy - but not old-fashioned

There are ideas about the future design of the café. The business partners have a mixture of industrial optics and a feel-good atmosphere in mind: "We want to create a contemporary yet cozy atmosphere," said Michaela Kunstmann. The 51-year-old added: “It doesn't have to be the velvet curtain.” He pays great attention to the lighting concept: “It has to be flexible so that you can change the mood” - and it goes well with breakfast, afternoon coffee and evening aperitif. A small menu with dishes is also intended to attract people to the café at lunchtime. “We are flexible, that's important to me.” The new tenants also value sustainability and regionality: “We use Demeter flours that have not covered thousands of kilometers.“Customers should be able to get an idea of this for themselves in an open atmosphere.

I don't tend to be pessimistic. "

Hans-Joachim Kunstmann

Kunstmann is approaching his new project with plenty of optimism - despite the Corona crisis.

“It may well be that we have to pay extra for a while, but we're not only planning for 15 months.” Anyone who knows him knows: “I don't tend to be pessimistic.” Instead, he is pursuing a big goal that is shared by many .

“The café is an affair of the heart for everyone involved.

The city wants someone who brings life into it. ”The two tenants want to implement this with creativity.

Long way to go for reallocation

The restaurant has been orphaned since May 2019.

After a legal dispute between the ex-tenant and the city, there was an interested tenant duo, Rita Schmid and Barbara Schramm-Kastl, who wanted to take over the premises as a pastry shop.

Because of the costs for the cellar renovation - a condition of the tenants - their plans failed.

A large part of the city council had rejected the cost of converting the basement into a bakery.

Schmid has meanwhile created a new gastronomic mainstay: for several weeks she has been running the Kaffee Ratscherl in the cafeteria of the Wolfratshausen district clinic.

Klaus Heilinglechner spoke at Kunstmann's performance of “New award, the second”.

Kunstmann is happy: “We are entrusted with a potential center point.”
