On the basis of a revised model guideline from the neighboring municipality of Schwabsoien, the Hohenfurch municipal council had to agree on a new award procedure.

Here are the most important changes: If you already own real estate, a distinction will be made in future as to whether it is in the municipality or outside of it.

So far, people who, for example, had a condominium in another location were not eligible to apply.

"This means that we are depriving them of the opportunity to build up wealth," the mayor clarified.

This is why a property outside Hohenfurch is now part of the assets, but is no longer an exclusion criterion.

Children raise upper income limit

The “total amount of income” now counts as the average annual income, that is, without any deductions.

This may not exceed the limit of 60,000 euros for single persons and 120,000 euros for cohabitants.

In the case of children entitled to child benefit, the upper income limit increases.

When purchasing inexpensive residential building land, the assets must not exceed the value of the property.

This means that for a plot of land with, for example, 500 square meters and a square meter price of 200 euros, the equity should not be more than 100,000 euros.

"That is unrealistic," said councilor and banker Matthias Zeidlmaier.

Average for parcel of land

"The market is going crazy right now," he said, referring to the immensely rising construction costs.

In addition, they do not want to punish those who have saved up their own home for many years with this regulation.

In the future, a corresponding mean value will be determined for each parcel of land to be awarded.

In order to be able to apply for a plot of land, it will not be necessary in future to be able to show your main residence in Hohenfurch within the ten years prior to the valuation date, as is required, for example, by the Schwabsoien guideline.

"This would exclude everyone who was born and raised in Hohenfurch, but, for whatever reason, moved away for a while", Vogelsgesang does not want to discriminate against "real Hohenfurchers".

Changes in scoring

Even if the ten-year passage is omitted, applicants who have been registered with the community for as long as possible have an advantage.

But how many points exactly they have an advantage has not yet been conclusively determined.

Because there will be a shift in the allocation of points: Citizens who do voluntary work should receive more points in the future.

However, in order not to exceed the previous maximum number of points, the points for the so-called “local reference”, i.e. the years that the applicants have already lived in Hohenfurch, will be adjusted downwards accordingly.

Another new feature is that single people who have already unsuccessfully applied for a property will receive a bonus of five points the next time they apply.

"Otherwise they never have a chance," emphasized Vogelsgesang.

Local councils start pondering and have to do their homework

The points to be awarded, however, still need to be discussed. "We should do a few sample calculations so that the guideline fits 100 percent, we mustn't make any mistakes," suggested councilor Martin Knopp. Josef Schmidbauer also supported this suggestion, who even had an example ready: “I calculated that a family with two children under six who lived in Hohenfurch for three years would not match a couple without children who lived here for five years Had a chance. "

This brought some local councilors to ponder, and so they all have the "homework" until the next meeting to think about an optimized point allocation.
