A few years ago the former BHS administration building on Bergwerkstrasse was renovated and expanded into a modern residential complex.

The developer actually had other plans.

Commercial buildings were to be erected on the property.

But the project has been shelved for the time being.

Peißenberg

- The construction work on the former BHS administration building has long been completed and the almost 30 residential units have been occupied. But around the residential tower it still looks difficult to be under construction. There is still a huge pile of rubble on the property. The market community has already set deadlines for the removal of the excavated material, but the developer, Rainer Schwinghammer from Oberhausen, has not yet taken action. But that is currently a minor problem for the homeowner association represented by the property management company Punzet.

A noticeable number of cars are parked in front of the multi-storey residential complex.

There is a simple reason for this: The underground car park next door had to be closed indefinitely by the property management team at the beginning of September 2020 because the structural stability of the building cannot currently be proven.

The entire garage ceiling structure was sealed off with a site fence due to the risk of collapse.

"I blocked the underground car park because it was my duty as a property manager," explains Patricia Punzet when asked by the local newspaper.

Static deficiencies have already been identified in a first report, and a second report from an expert office is to be presented soon.

"Either it will result in a total renovation or a completely new building"

Punzet does not believe that this will result in other findings: “Either it will result in a total renovation or a completely new building.” The underground car park has not yet been approved, which means that the developer would actually still be responsible.

But Schwinghammer decides: “The underground car park has been blocked by the owners.

I don't know why, ”he explains in an interview with the local newspaper.

He was not informed about the situation - not even unofficially.

Punzet describes this representation as "strange".

The deficiencies were reported to swing hammer very well - among other things in owner meetings in which he himself took part.

Schwinghammer himself is the owner of two underground parking spaces.

Punzet has been trying for a long time to find an amicable solution.

“Everyone makes mistakes once,” she emphasizes: “But you also have to admit them and take responsibility.” Schwinghammer has repeatedly been offered to work together in a cooperative manner.

“I really like to help,” assures Punzet.

You yourself "the whole thing hurts" - and not only in her function as a property manager.

Punzet is also a mandate holder in the market council - and in recent years, like the municipal building authority, the committee has dealt intensively with the development plan for the mixed area around Bergwerkstrasse 14.

The councils were quite under pressure: The neighboring company "Holzner Druckbehälter" and the spin-off company "blueFlux Energy AG" want to expand - including the construction of plants that produce green hydrogen from biogenic waste material (we reported).

"BlueFlux Energy AG" is already looking for alternative locations for new production facilities

The idea was to build production halls on the site of the former BHS administration building, and commercial units should also be built above the underground car park. But with the static problems, the plans are probably obsolete in the long term. "I pulled the rip cord", confirms Schwinghammer: "I don't need to worry about further construction at the moment." According to "blueFlux Energy AG", they have already started the "search for alternative locations". In any case, the construction of production facilities next to the residential tower is no longer an option. According to Mayor Frank Zellner (CSU), the innovation company is “in lively exchange” with the market community and its political bodies. "Our clear goal is to keep the company in Peißenberg," affirmed the town hall chief.
