"Urban renewal is like rebirth. Who among us does not know the story of the phoenix, that when it grows old and its time it crumbles to dust and is reborn younger and stronger. Just like the project here on Rachel Street, which takes an old building with old infrastructure and rebuilds it." .

With these words, the Deputy Mayor of Givatayim, Moshik Goldstein, greeted the cornerstone laying ceremony for the Rotem Shani residential complex, Rachel Givatayim.

This is one of the few urban renewal complexes in Givatayim, which combines the demolition of a number of buildings and reconstruction in the sought-after and pastoral Rambam neighborhood.

This is the seventh project in the city by Rotem Shani - a public company with 3 decades of experience in initiating, planning and marketing residential projects.

"The field of urban renewal, especially evacuation-construction projects and NAP 38, at the heart of existing urban textures, is considered one of the growth engines of the construction industry in Israel," emphasizes Gal Lechami, the company's business development director. This includes improving, upgrading, strengthening and protecting residential buildings and upgrading public areas and infrastructure. "

Didi Yedidya, founder and owner: "We are more than happy that we were privileged to fulfill the tenants' future residential dream."

Urban and communal texture

The four buildings at 17-23 Rachel Street, with 24 occupants, will be replaced by a modern residential complex, designed by Blender Architects.

The complex includes 2 6-story buildings, which blend harmoniously with the urban and community fabric of the old and sought-after city, which is slowly becoming a distinct Tel Aviv suburb.

"The project combines elements of green construction and unique architectural design, including spacious balconies and optimal and flexible design," notes Dalia Turisky, the company's VP of marketing. "The issue has gained wide significance in the past year, where many of us's private homes have become a functional work capsule. Recreation and routine life.

The spacious balconies serve as a significant green lung for the apartments located in the heart of the city, and provide a break in front of an urban view that juts out from among the treetops. "

Progress in record time

Itzik Kessler, the tenants' representative, shares that after a long period of sitting with various companies without success, Rotem Shani was the most serious company and promoted the initiative in record time.

"We started the project about 3 years ago, and we are already getting started," he said.

"The building next to us started the process in 2014, and their project has not yet been implemented."

The owners of the existing apartments have vacated 4-room apartments and will receive in their place modern 5-room apartments with sun terraces, storage rooms, underground parking and a warehouse.

As part of the cornerstone laying event, Rotem Shani chose to present the apartment owners with a capsule of memories.

The tenants were asked to share the beautiful moments from the residence and experience of the old neighborhood, to document and perpetuate the past and grow from it into an optimistic, happy and inspiring future.

Uncompromising adherence

Rotem Shani is currently marketing 3 residential complexes: Rotem Shani Ganei Tikva, Rotem Shani Brandeis Raanana and Rotem Shani Rachel Givatayim.

The company will soon launch additional projects in Netanya, Raanana and Herzliya.

"We believe that success in real estate stems from uncompromising adherence to all aspects of the project," says Avi Torisky, founder and owner.

"The rigor begins with the locating and initiating phase, through planning, marketing and construction, and ends with the management of a long-term relationship with the landowners and buyers. We locate lands with optimal improvement potential in 360 degrees: for landowners, society and future apartment buyers. With local planning instructions, business and mental flexibility and business and financial soundness, which ensures the completion of the project for the best. "
