The project looks back on a long history.

While Mayor Andreas Hallmannsecker was still in office, Angerer submitted an application for such a house for the first time, at that time on a different area.

But because it is outside and the local council did not want to draw up a development plan for it, there was no chance of a permit (we reported).

The plot of land that Angerer then selected for the project after consultation with the District Office is on Münchner Straße, opposite the confluence with Holzkirchner Straße - in the interior, where building permits apply.

The apartment building should now have a floor space of twelve by 24 meters - but that was too big for most of the local councils.


Are apartments not needed at all?

"This is a very important place," said Paul Hechenthaler (FWG). "We have to be careful because the house would be the first thing you see when you come from Holzkirchner Straße." Josef Huber (CSU) agreed. There was nothing wrong with building it, but he thought 18 meters should be enough. "That should be based on the surrounding buildings." Mayor Bernhard Schäfer (FWG) also thought: "We should drive a certain line."

Josef Klaus (CSU), on the other hand, did not mind the size. “It shapes the place, but I think it fits in there.” Johannes Schneider (SPD) addressed the issue of social housing. Only tenants with a certificate of eligibility are allowed to live there, he noted. “I have doubts whether there are so many in the community.” Claudia Zimmer (Valleyer List) was also concerned about the growth of the community and whether the capacity of the sewage treatment plant and the daycare facilities would still be sufficient. “We only have major projects,” she said. "We're getting so many new residents in the municipality by leaps and bounds, so we have to think about how to deal with it."


Mayor Schäfer gave the all-clear.

The sewage treatment plant is not a problem.

“We always have to stay tuned with childcare anyway, and a certain growth is already good for a community.” In view of the doubts about the size of the building, Schäfer brought up an on-site visit with a display frame.

“That would be a good idea,” said Christoph Trömer (FWG).

But the decision was not postponed.

Instead, Schäfer asked the client, who was among the visitors, whether he could imagine building smaller.

Angerer replied that he wanted to use the property wisely.

“The size should stay that way.” Werner Pawlovsky, a former district architect, wanted to speak up - but Schäfer waved him off.

The municipal council finally rejected the preliminary construction request with 11: 5 votes.


The client cannot understand the decision

Client Angerer cannot understand the decision. The whole thing is somehow sad, he explains when asked. "Everyone is talking about densification, that you have to get away from single-family houses and make good use of space." He wanted to do that. "It doesn't make sense for me to build a small house on a large piece of land."


He is even less able to understand the argument that the apartments might not be needed at all. In order to meet the guidelines for social housing, some requirements had to be met, he says: apartments of various sizes, some of which are barrier-free. Police officers or educators, for example, would receive the certificate of eligibility under certain conditions. Angerer does not find it decisive whether there are already sufficient numbers in the Valley community. There are so many jobs in the surrounding communities, he says. “Affordable living space is not a communal problem.” Angerer remains convinced of his project. But how he wants to proceed now, “I don't know yet”.
