Where does the council want to go overall?

A special meeting in Wörth will soon address this fundamental question in relation to compression and height development.

Wörth - The Wörth municipal council took the application to change the development plan for a new building on Tassiloweg in Hofsingelding as an opportunity to consider a special meeting with Judith Praxenthaler from the planning association for the external economic area of Munich.

“Where does the local council want to go?”, Brigitte Kollmannsperger from the building authority outlined the fundamental question in the council meeting.

A binding direction for redensification and height development would be helpful.

As explained in the meeting, the building is designed with a flat roof. The wall heights of 6.15 to a maximum of 9.43 meters provided a topic for discussion. In the draft resolution it was pointed out that a maximum wall height of 6.50 meters had been set as a framework parameter in the closed meeting in May 2019. In an earlier meeting, the municipal council “only partially granted” a building application with corresponding exemptions, also in the area of this development plan, was further stated in the draft resolution.

The discussion showed that there is a great need for clarification with regard to new forms of living. Vice-Mayor Ulla Dieckmann (SPD) said: “Basically, we all understand that things should be compacted.” But the problem is that the wall height in the existing settlement area is exceeded. The height development is the sticking point, said Mayor Thomas Gneißl (ÜPWG). If a building with a wall height of over nine meters is the “first case that is most intensely perceived” in a settlement area, one has to expect critical reactions and deal with them. In principle, diversity is to be welcomed, said Gneißl, who shared the opinions of Dieckmann, Emanuel Michler (ÜPWG) and Monika Wenger (Greens) with this assessment.

Wenger was reminded of the new building under discussion of the Bauhaus style, and that existed 100 years ago. Your comment on the design: “Not tragic.” Michler spoke out in favor of mixed forms in new development areas. However, the height of the house in question is "already enormous". In principle, building permits should be granted and “see that we can find a solution”.

With a view to the current building application, Renate Speer (CSU) said that one could imagine such a building in a new building area, but not in the old one. Bernhard Zimmermann (ÜPWG) also used this argument, for whom the modern design does not fit into an old settlement. Johannes Sachteleben (Greens) said that such fundamental questions should actually be clarified in a retreat: "I find a decision without an overall picture a bit dangerous." Dieckmann and Petra Schletter (Greens) agreed with this objection. Schletter also pointed out that the designs in old settlement areas would also change gradually. Else Wirth (ÜPWG) did not think it was right that there should not be any changes in existing residential areas.

Dieckmann's question as to whether a meeting could not be organized ultimately led to the idea of a special meeting with the support of the planning association.
