- The church - represented here by the property management of the Archbishop's Ordinariate - does not want to sell the 657 square meter property near the lake on which the old Egerner rectory stands.

It is intended to be granted as heritable building right, but it is by no means a bargain.

The annual ground rent is 34,202 euros, or 2,850 euros per month.

The church wants to sell the house itself.

According to the tender, the church expects a minimum bid of 250,000 euros as a building replacement. Until the completion of the new Egerner parish center, the former house served as a parish office. Monsignor Walter Waldschütz, head of the Tegernsee-Egern-Kreuth Parish Association, hoped to be able to realize a heart project here by the end of 2020. As reported, the Gruber Foundation wanted to create a mother-child house, a contact point for women in need with apartments and socio-educational support. The foundation wanted to use one million euros, and the Caritas association was to be the sponsor. But the negotiations failed because of the costs.

Ultimately, the Gruber Foundation did not participate in the first bidding process for the house in autumn 2020.

The municipality of Rottach-Egern, which would like to create affordable housing in the vicinity of the school and kindergarten, did not submit a bid after reviewing the synopsis.

“It's just too expensive,” says Mayor Christian Köck (CSU).

Bids were below the Church's asking price

However, there was also no other interested party willing to pay the requested sums.

After the end of the first bidding process in January, four applications had been submitted.

Because the bids were below the asking price, no contract was awarded, says full-time spokesman Hendrik Steffens.

That is why the property is now being offered on the real estate market again.

Interested parties can submit their applications until June 27th.

The contract term for the heritable building right should be 75 years for residential use and 60 years for commercial use.

Ideal residential area for families

The rooms on the ground floor are temporarily rented as storage. "For half a year," reports Waldschütz. He has given up hope that the Caritas Association will rethink and still create a mother-child house. “I'm disappointed about that,” says the monsignor. He would now like to see living space in this ideal location for families. “But one that you can afford.” It would not be in his mind that a property developer would be awarded the contract to demolish the house and create luxury apartments. As a pastor on site, Waldschütz makes it clear that he has no influence on the award.

Mayor Köck knows that too. "We are on good terms there," he reports of conversations with the clergyman. Köck continues to keep an eye on the property. After all, it would be very suitable, for example, to create apartments for educators and their families. To do this, the church would have to correct its price expectations significantly downwards. “We cannot prepare the house on these terms and then rent the apartments for six to eight euros per square meter,” says Köck. The community must not allow itself financial adventures. There is already a resolution by the municipal council on this.

Instead, the committee decided to build two or even three apartments in the Falian House, which belongs to the community. Should the conditions for the takeover of the old rectory change, however, the community would be interested despite the decision in favor of the Falianhaus, explains Köck: "We won't slam the door."
