Real estate: Seine-Saint-Denis still caught up with soaring prices

2021-05-14T06:10:44.504Z

According to the latest barometer from the specialist site Meilleur Agents, prices continue to increase in the department, reaching + 3.7% on

Successive confinements have not reversed the trend, quite the contrary.

Over the past three months, property prices have increased further in Seine-Saint-Denis.

With an average amount of 4,248 euros per square meter, the department posted an increase of 1.1% in the last quarter.

This trend confirms a more global increase over the year: + 3.7%, while Hauts-de-Seine and Val-de-Marne gained 2.9% and 3.3%.

Over three years, Seine-Saint-Denis even shows a record increase in the region equal to that of Paris: + 13.8%.

A market that does not surprise Barbara Castillo Rico, head of economic studies at Meilleur Agents. “The Seine-Saint-Denis department remains the cheapest in Greater Paris. In recent years, cities like Montreuil, Pantin, Les Lilas or Saint-Ouen have experienced a catching-up phenomenon compared to the prices of the capital. Even if they still have room to increase, it will wither in some places. In Bas Montreuil, good deals are long gone! In Saint-Ouen, too. In the latter town, where metro line 14 has just been extended, prices have risen 45.3% in five years. Even if they still increased by 7.4% in one year, the increase is slowing down somewhat.

“In cities experiencing the arrival of new transport lines, the increase occurs above all a few years before their inauguration.

They first attract investors, who wait for the work to start before getting started, then individuals as they approach their start-up, ”explains Laure de Bisschop, responsible for around twenty hunters in Ile-de-France. at Mon Chasseur Immo, a company looking for property for investors and individuals.

Between 8,000 and 9,000 euros per square meter in Bas Montreuil

Over the past five years, the rise in prices in some municipalities has created significant differences between towns, with prices that can almost triple, depending on the location.

The average price of apartments thus reached 6,926 euros per square meter in Montreuil, against 2,188 euros per square meter in Clichy-sous-Bois, the cheapest in Seine-Saint-Denis.

“And again in Bas Montreuil, near Croix-de-Chavaux, it varies between 8,000 and 9,000 euros per square meter.

There is a postponement effect compared to Vincennes

(Val-de-Marne)

located just next door, ”recalls Laure de Bisschop.

The average price of houses climbs to 7,188 euros per square meter in Pré-Saint-Gervais against 2,554 euros per square meter in Stains.

Au Pré, a 156 square meter house with garden, located rue Emile-Zola, has just been sold for 1.1 million euros.

“In some sectors, the increase will increase further.

In Romainville, for example, which will benefit from the extension of line 11 scheduled for 2023, ”emphasizes Laure de Bisschop.

"There is a real dynamic at the level of Romainville and Rosny-sous-Bois", confirms Barbara Castillo Rico.

In one year, apartment prices have risen by 7.9% and 10.4%.

"Aubervilliers remains a separate market"

In the cities bordering Paris, only Aubervilliers still has a price per square meter of less than 4,000 euros, where Saint-Denis is starting to take off, now reaching 4,280 euros.

“Aubervilliers remains a separate market.

New transport lines are planned, the city is well located, but it has not benefited from major restructuring as in other municipalities ”, points out Barbara Castillo Rico.

“Investors are reluctant to buy in the old stock, because there are a lot of condominiums that have been poorly maintained in the past and whose charges are high today.

And individuals who contact us to settle in Seine-Saint-Denis still find it difficult to plan there.

"

Cities further from the capital are also doing well. "Many individuals looking for houses are turning to Les Pavillons-sous-Bois, Livry-Gargan, Le Raincy or even Villemomble, which remain affordable," points out Laure de Bisschop .

In Livry-Gargan, the average price of houses (2,861 euros per square meter) has thus increased by 2.9% in one year.
