Tiny houses are a good addition to the offer on the housing market, at least the FWD / citizens claim for Dachau.

Because: Both the Lustig construction trailer and the athlete's bungalows in the state capital are considered tiny houses, i.e. mini-houses, and are therefore currently very much in fashion.

Like so many other things, the mini-house trend has spilled over from the USA to Europe.

In times of rising rental prices and the widespread desire for a more sustainable life, many see the cute little houses as a real alternative.

Some of the houses are on wheels, others can be stacked on top of each other as modules or cubed next to each other.

But even if the individual houses may differ in appearance, size and type, they have one thing in common: From a purely building law perspective, they are considered a house and therefore need a building permit.

Simply living on the roadside is therefore out of the question, the mini homeowner needs a developed plot of land including water and electricity connections.

And this is where the churches come into play.

Weichs and Erdweg refused

In Weichs, for example, a citizen wanted to set up a tiny house with a floor area of ​​13 by 2.55 meters - on his own property next to his own house, mind you. But the council said no. The house is basically nothing more than a “wooden hut on wheels” and looks like someone has “forgotten their big caravan”. Also in Erdweg was rejected, the houses did not fit into the environment, it was said to justify.

The topic has also already been discussed in Karlsfeld, albeit more theoretically and without a specific proposal. The idea, it said there, was “completely green” and was therefore supported by the CSU and the Greens. The municipality should now look for suitable areas on which such an “ecological showcase project” could one day be realized. In Pfaffenhofen and Altomünster one has already made further progress, the construction of one of the houses on private properties has already been approved.

The free voters / citizens for Dachau in the city council wanted to have discussed the topic now.

According to their application, the city administration should specifically deal with the question of whether - possibly together with Stadtbau GmbH - a tiny house settlement in the city area is possible and sensible.

In the opinion of the Free Voters / Citizens for Dachau, the houses are space-saving and inexpensive and therefore suitable for people who "dream of owning a home but who have no chance in the normal real estate market due to their financial possibilities".

The mini-houses could be built on urban “residual areas” that would be too small for normal development.

Unecological and uneconomical

But as good as the arguments sound in theory, they are “not a sensible alternative in an urban environment with dense building structures”, as the building authority stated and the building committee unanimously agreed. The areas of the city or the urban development are namely far too scarce to be used for tiny houses.

The argument about saving space is really nonexistent: even tiny houses need their “own access to pedestrians, vehicles and pipes” as well as a heat supply.

The city administration also disproved the alleged sustainability: "The ratio of the external façade areas to the usable areas is unecological and uneconomical".

Stadtbau GmbH's mandate to create affordable living space is therefore better served by classic apartment buildings.

If at all, mini-houses on urban land are only conceivable on temporarily unused areas.

Even under these conditions, Gertrud Schmidt-Podolsky (CSU) is unlikely to give his approval “in any way”.

Similar to the municipal councils in Weichs, the look of the houses is also decisive for them.

And that is not a model for “us in Central Europe”.
