It is innovative, chic, flexible - and really expensive: On Infanteriestrasse, the “Van B” is a new luxury temple in Schwabing-West.

The concept: novel and fascinating;

the prices: breathtaking.

Sales for the 142 condominiums have started.

However, if you want to move in, you should have enough change.

Because the apartment A.129 (44.40 square meters) costs 999,000 euros, for example.

Munich: a room for a million

The concept by architect Ben van Berkel (UN-Studio Amsterdam) and the Munich * project developer Bauwerk provides for some innovations.

Its architecture is intended to dissolve the demarcation between indoor and outdoor spaces.

With so-called plug-ins (these are movable elements) rooms become flexible - movable cabinet parts should generate the greatest possible benefit.

Turn a living room into a bedroom in the turn of a cupboard.

“There are no fixed rooms for sleeping, eating, working or relaxing in the sense that we have thought up to now,” says Bauwerk Managing Director Roderick Rauert.

The floor plans defined the room walls as well as the bathroom and kitchen.

However, all other areas could be dissolved and created individually using sliding plug-ins with partially folding interiors.

"The modules are multifunctional and make one and the same room usable in so many different ways."

Munich: Apartments are being advertised as an exceptional international project

A total of nine different modules are available.

There is a kitchen or a laundry room that can be found in fixed locations.

In addition, depending on the size of the apartment, up to four modules can be installed one behind the other along a rail system on the ceiling.

Bauwerk managing director Jürgen Schorn says: “With Van B we are creating an international exceptional project in an up-and-coming Munich city area *.

Because it offers the highest level of living quality, community and individuality.

And because it offers cosmopolitans a home through the combination of unparalleled architecture and urban lifestyle. "

The building is being built on the site of the former Faculty of Design at the University of Applied Sciences at Infanteriestraße 14. Demolition work on the existing building has been underway since November 2020.

Completion is planned for late summer 2023.

Rapid price development in Munich

An existing condominium for less than 3000 euros per square meter?

Almost impossible in Munich.

Even for 5000 euros you will hardly find a place to stay in the state capital.

This is the result of a survey by the Real Estate Association Germany (IVD) for 2020.

According to this, 97.3 percent of the apartments recorded in this study were assigned to a price category above 5000 euros. This makes Munich the country's lone leader. In all other major Bavarian cities, 80 to 90 percent of condominiums are available for less than 5,000 euros per square meter. The average price for a condominium in Munich (good quality) was 8,000 euros per square meter in autumn 2020. In 2010 it was 3050 euros. In 2013, the average purchase price was 4100 euros.

According to IVD, the prices for condominiums in Munich have doubled within seven years.

For single-family houses, the real estate association has even determined four times the value of 2010.

Across Bavaria, the price per square meter for a condominium is on average 4120 euros, in Upper Bavaria it is 4920 euros.

The expert committee for property values in Munich also comes to the conclusion in its market evaluation for 2020: The prices for condominiums in average and good residential areas rose by seven percent.
