There are grown Graefelfingers who have only ever known Jahnplatz with the excavation pit on the former post office site. In the pit, while the community struggled with changing owners and its numerous architects for building rights, a biotope including tree vegetation developed so magnificently that in the course of the proceedings a species protection investigation was necessary.

After a generation change had become noticeable in the owner family, the project got new momentum while Mayor Uta Wüst was still in office.

The idea of ​​the owners about the extent of the structural use and also about some design issues differed from those of the community at first.

They approached each other in several meetings and discussions.

In July 2020, at the request of the Weyh property management company, the municipal council finally opened a project-related master plan procedure.

His goal: the renovation of the Jahnplatz 1 commercial building and the construction of a new residential and commercial building on the neighboring Post property at Aubinger Strasse 1 - connected by a ground floor intermediate building.

Boarding house and Edeka market

The new building should have four floors, the upper one set back a little. A new, larger Edeka store moves into the ground floor, which is extended to the west and west. A boarding house is being built above it. The refurbished existing building will have a loft and will accommodate offices, pharmacies and medical practices.

At the beginning of May, some concerns and requests for changes on the part of the municipal councils and (indirectly) on the part of the neighborhood were discussed in detail in the building committee. The architecture office Adamek und Hölzl, which is currently planning on behalf of the client, reacted with gratifying flexibility, as Mayor Peter Köstler emphasized in the following meeting, and made all the changes possible. Above all, the massive building services systems (cooling units for the Edeka store), which were provided on the flat roof of the connecting building, had caused criticism because of the visual and feared acoustic nuisance. Architect Ludwig Hölzl used a trick to accommodate this in the underground car park above the ramp access.Instead of the well-intentioned, green gabion embankment on the western wall, there should now only be a green facade and group of shrubs at the request of the affected neighbors. In addition, a new planting area is planned between the sidewalk and the boarding house. In addition, the public traffic area including the planned outdoor café is no longer part of the development plan, but can still be implemented.

"Good solution found"

When asked by Merkur, the architect Hölzl was “very satisfied” with the state of the proceedings and praised the community for their constructive attitude and support.

Mayor Peter Köstler also said: “We have now found a good solution, also taking into account the wishes of the neighborhood and the local council.” If the local council follows the recommendation of the building committee, the draft plan can go into public display and soon be adopted as a statute .

Of course, architect Ludwig Hölzl was unable to say when a building application could be expected and when the actual start of construction.
