In an interview with our newspaper, he explains what he plans to do with the house.

Bad Wiessee - locals know the building from the times when it was home to the Hypovereinsbank.

Since they moved out seven years ago, the house at Sanktjohanserstraße 11 in Bad Wiessee has been mostly empty.

This is about to change soon.

Ferdinand Kohler bought the building in February of this year.

In an interview, the 23-year-old explains what made him invest and what he plans to do with the house.

Mr. Kohler, what are you going to do with the house?

Charcoal burner:

The house dates from 1934 - it has to be completely renovated. The previous owner gave notice to the remaining residents on the first floor before the sale. The tenants will move out later this year by mutual agreement. The ground floor and the second floor have been empty for years - I am currently working on this myself. Although I work full-time in the Aicher ambulance in Munich, I can flexibly schedule my shifts in order to carry out the demolition work myself. Every Saturday is a major battle day on the construction site (laughs). A couple of friends help me with this. Everything should be ready by the beginning of next year: For the ground floor - i.e. the former bank rooms - I am looking for tradespeople from the region who want to rent the space. Maybe a shop will come in, let's see.I'm in contact with an architect from Tegernsee for the expansion. She is also planning apartments for the upper floors that I would like to rent out. The approval of the ideas by the community is still pending, I have not yet submitted a building application.

Do you want to change the exterior facade?

Kohler:

No.

I have already spoken to Mayor Robert Kühn about this - we agreed that the preservation of the facade is good for the character of Bad Wiessee.

I can tell that the house has a certain prominence from the fact that many people from Wiesse come by and are interested in my project.

But personally, I also like the house from the outside as it is - I don't want to change anything about the facade.

The bank's vault is still in the basement.

Charcoal burner:

It just stays in. Demolishing the vault was never an option. The steel casing not only protects the basement from burglars - this is probably one of the reasons why the house has never suffered water damage in its almost 90 years. In addition, if it had been demolished, I would have had to tear down half the house with me, otherwise it would hardly have been possible to get the amount of steel out. And after all, a vault in the basement is also very funny. Unfortunately, the 500 lockers cannot be used yet. I got the keys - but they all look the same and are not labeled (laughs). Perhaps the tenant on the ground floor wants to sort them out - I can only rent the basement to the commercial space because it doesn't have a separate entrance. In addition to the safe, there were more relics in the house:During the renovation I found two pistols - the police picked them up.

You are 23 years old - how could you invest so young?

Kohler:

I've been interested in real estate for a long time - I'm sure I'm family-oriented.

Anyone who deals with the current banking situation knows that the time is favorable because of the low interest rates.

Ultimately, however, the house in Wiessee was also an inexpensive coincidence.
