Transaction volumes in France are even reaching absolute records according to the Chambre des notaires du Grand Paris, which organized its quarterly press conference on Thursday (market from January to March).

The province is fueled with 920,000 transactions over the last twelve rolling months (i.e. + 27% compared to 2017), “never seen before”, according to notaries, while Ile-de-France remains in a stable dynamic but “not exceptional ”with 160,000 transactions, a decline of 8% compared to a year ago.

The house always acclaimed

The impact on prices is marked and confirms the “boom of single-family homes”: the increase in the price of houses at the national level is greater than that of apartments (+ 6.5%, against + 5.1%). who hadn't arrived for four years. The market does not behave in the same way in regions as in Ile-de-France. While the increase is almost identical between apartments and houses in the regions (+ 6.3% and + 6.5%), it is much greater for houses than for apartments in the Paris region (+ 7.1% against + 3.6% over one year). The Paris region's preliminary contracts point to a “slight upturn” in July for apartments (+ 1.7% over one quarter) and strong momentum for houses (+ 4% over one quarter).

In detail: the market remains “resistant” in Paris. While the volume of apartment sales fell 14% in one year, the price rose 1.7%, putting the average price per square meter at 10,640 euros. A price which should remain stable in July (10,670 euros). “We are far from the collapse announced by some. We are rather in the consolidation ", estimates Charles Flobert, notary in Saint-Maur-des-Fossés (Val-de-Marne). The most affordable district is the station in the 13th arrondissement (8,420 euros), while the most expensive is Odéon in the 6th arrondissement (16,920 euros).

The inner suburbs are experiencing an increase in apartment sales volumes: + 6% in one year between the first quarter of 2020 and that of 2021, in particular thanks to activity in Seine-Saint-Denis (+ 14% in one year) and the search for larger surfaces and outdoor spaces (terrace, balcony, etc.). Notable fact: the average price per square meter should for the first time cross 4,000 euros in the 93 in July.

Overall, the price of apartments is increasing (+ 5.8%) and should continue to increase.

The housing market remains stable in volume (-1% in one year), as the number of properties decreases.

The 93 nevertheless stands out with good momentum (+ 6% in one year).

Faced with strong demand, prices are up (+ 7.4%) over one year with an average price of 411,200 euros.

Hauts-de-Seine in the lead (693,100 euros), followed by Val-de-Marne (408,100 euros) and Seine-Saint-Denis (304,000 euros).

The apartment market is stable

In the outer suburbs, the apartment market remains stable with an increase of 2% over one year in the first quarter with the largest increase noted in Val-d'Oise (+ 12% over one year). Prices are up 4.4% with the Yvelines in the lead (+ 5.1% over one year). Annual price increases could accelerate slightly after the surge in the coming months, especially in Seine-et-Marne. “The houses retain a very strong appeal,” notes Frédéric Labour, notary in Sainte-Geneviève-des-Bois (Essonne). They are the ones who “boost” the market. Their price increased by 6.9% over one year, an “unusual” increase for a first quarter. The Yvelines recorded the largest increase (+ 7.8%, 407,500 euros), followed by Val-d'Oise (+ 7%, 304,200 euros), Essonne (+ 6.7%, 312,900 euros ) and Seine-et-Marne (+ 6%, 257,200 euros).

“Part-time teleworking will continue, the office part has become almost essential. This will cause a number of moves in the coming years, believes Thierry Delesalle. It will lead to tensions and price increases in certain places, but perhaps also to ease irrational tensions as in Paris… ”
