The Wolfratshausen building cooperative has a new project in the pipeline.
The building committee cleared the way for it now.
Wolfratshausen
- At the edge of the forest 26 in the Farchet district, two new four-story apartment buildings are to be built.
The building and environment committee of the city council had already approved the demolition of the 52-year-old building in February.
After this positive preliminary decision, the Wolfratshauser Ingenieurbüro Wehbe worked out three planning variants, one of which has now prevailed.
The committee unanimously rejected the two options, which envisage only one structure.
Instead, the ten councils advocated the construction of two buildings of different sizes.
House 1 should have the dimensions 15 by 11.50 meters and have a protrusion of 2 by 9 meters on the northeast side of the building.
The neighboring building is to be slightly larger at 27 by 11.50 meters and have a staircase with a lift on the north side.
This would result in a total living space of 1950 square meters for the two four-story houses - that would double the current stock.
In addition, pitched roofs with a roof pitch of 30 degrees are planned.
The planned ridge height of 15 meters corresponds almost to the height of the demolished building.
The building cooperative expects investment costs of eight million euros
The building cooperative (BG) Wolfratshausen expects an investment volume of around eight million euros.
At the request of our newspaper, engineer and BG board member Josef Wehbe added that proof of parking space should be provided in the form of an underground car park and above-ground parking spaces.
"As part of the mobility concept, however, alternatives such as car sharing, bicycle parking and an electric car charging station can also be considered," said Wehbe.
Special walls are designed to ensure noise protection for the total of 24 new apartments.
There are no usage restrictions for athletes who train in the adjacent Isar-Loisach Stadium.
We want to first complete our residential construction project on Blombergstrasse so that the tenants can be relocated there from the current existing building on the edge of the forest. "

The construction committee liked the concept.
"We prefer variant three because it is more relaxed and offers around 15 percent more living space than the other two variants," said Dr.
Hans Schmid (Greens).
Nevertheless, the BG must be expressly advised to maintain the row of trees in front of the stadium and to implement climate protection measures.
According to Wehbe, at least another year will pass before the first excavators roll into the edge of the forest.
