How could the south of Maisach develop?

Mayor Hans Seidl has now publicly presented the possibilities for the first time.

But criticism came from the audience: some feared a new residential area that would be too large, too much space used on the site formerly intended for trotters and more noise due to more traffic.

Maisach -

After an outline of the well-known history of the site south of Maisach (air base, conversion, FFH area), Seidl went into the swap deal that the council wants to tackle: The community gives the current area of SC Maisach (25,000 square meters) to the construction company Karl Group. In return, she receives the areas on the old airfield where the Daglfinger Trotters should find a new home. The move of the horses to Maisach has been off the table since 2019 - the Karl Group cannot do anything else with the site, because the development plan drawn up by the municipality only allows a trotting track and horse-friendly use there.

But if the approximately 82,000 square meters were in Maisacher's hands, the SCM could be located there (on around 35,000 square meters). And in the future there would even be space for a new school (20,000 square meters) and a leisure facility (27,000 square meters). The latter is thinking of the outdoor pool - but he wants to organize his own public information event on this topic, said Seidl.

The town hall chief emphasized that the SCM did not want to create a new sports facility. Rather, the background is that the association cannot develop at its current location and there are problems with neighbors because of the noise. The exchange gave the historic opportunity to correct the inorganic development of Maisach and Gernlinden: Because of the air base and the applicable noise protection zones, large distances had to be left. If you now move the emission source SCM in the direction of the southern bypass, the Karl Group could build apartments / houses on the current association's premises.

A neighbor of the club disagreed Seidl.

He and many other residents would have no problems with the SCM.

The noise that is actually disturbing comes from the southern bypass.

He said: "I don't think it is possible to create an attractive residential area closer to the state road."

One citizen doubted that the community could compete with a “tough entrepreneur” like Günther Karl.

In the end, there is only one winner of the business: the investor.

Seidl replied that he was self-confident enough to be able to say: “There is absolute equality of arms.” The municipality is looking for planners and experts for the exchange project, but the Karl Group has to pay for everything and the planning. And the municipality also specifies what the residential area should look like, after all, they make the development plan. The investor must build a new club facility for the SCM at the new location, with all the facilities that the club now has. In addition, the Karl Group is paying for a new daycare center, so that the community does not incur any follow-up costs from the new residential area. If the investor does not meet the requirements of Maisach, "his Traber site will be around for another 30 years".

City council member Barbara Helmers (Greens) criticized the land consumption on the trotting grounds.

It would be better to place the SCM further north.

Seidl replied that they didn't want to make the same mistake: placing a source of noise too close to residential areas.

A citizen feared that even more traffic would flow through Alte Brucker Straße in the future.

Seidl said that one had to plan in such a way that loads were distributed fairly across the site.

The residential area will not be too big either, it is about the size of the Maisach-Ost area.

Information about the outdoor pool

Another public information evening is planned in the town hall: on the subject of an outdoor swimming pool.

The need for renovation, hurdles at the current location and a possible relocation should be reported on Wednesday, June 23rd.
