Bad Tölz - Only recently, the Tölz building committee approved a building project on Osterleite, according to which 19 condominiums will be built on the former Grünerbräu site.
Around 100 meters as the crow flies, work will begin on nine further (rental) apartments within the next four weeks.
The building owner for the project on the corner of Osterleite and Rehgrabenstrasse is the Lenggries building cooperative.
Underground car park and nine apartments on it
The existing building, which was built around the turn of the last century, will be demolished within the next month, says the managing director of the building cooperative, Maria Haubner.
Then the "difficult building ground" (soft silt) will be tackled with so-called ductile pile pipes that are filled with concrete.
According to Haubner, a building with a ground floor, two floors and an attic will then be built on an underground car park with 15 parking spaces.
There is space for two four-, five three- and two two-room apartments ranging in size from 65 to 114 square meters.
The apartments extend over two floors on the 2nd floor and the attic.
If everything goes well, the shell is still in place this year
If everything goes well, the shell should still be in place this year, says Haubner.
The list of interested parties is long.
However, there are many applications over the Internet.
However, when you have queries you increasingly find that there is often no real interest and no documents are returned.
This often reduces the number of interested parties by up to 80 percent.
The nine apartments on Osterleite will be allocated when the shell is in place.
And what about the building cooperative's second residential construction project in Tölz?
At the Kohlstatt in the neighborhood of the “Jägerwirt”, affordable rental apartments have been planned since 2016.
In view of this, the city of Tölz had a stately old linden tree felled in December 2016, which not only caused a lot of trouble but also a lot of ridicule.
To date, nothing has happened.
This is due, for example, to objections from the building permit authority in the district office, which demanded a separate development plan procedure.
The Tölz building authority manager Christian Fürstberger found that “petty”.
Kohlstatt project has been postponed for the time being
But the Weilheim water management authority also spoke up and demanded a higher base level for the building in favor of flood protection.
Since this would make the building too high, it was clear that the cooperative building would be smaller.
Instead of the original 14, only eight apartments were mentioned in October 2019.
And the current status?
At the moment the project has been postponed, says Haubner.
They will make another attempt next year and submit a building application.
You try to realize a residential project every year, says Maria Haubner.
The Lenggries building cooperative currently maintains 1059 apartments in 15 locations.
244 of these are in Lenggries, followed by the district town with 203 cooperative apartments.
Now there are nine new ones.
