Ebersberg is the growth leader in a study by the Real Estate Association Germany (IVD) on the districts in the Munich area.
It's about the purchase price for condominiums.
Ebersberg
- In spring 2021, buyers around the state capital had to pay an average of between 4 680 euros per square meter in Freising and 6410 per square meter in Starnberg for existing condominiums.
In all district towns, the price level has risen compared to autumn 2020, according to the study.
Most noticeable, however, were the growth in Ebersberg with a plus of 5.5 percent.
"Even in times of the Corona crisis, the demand on the residential property market in the Munich area is immense, a flattening of the high price increases is largely not in sight," explains Stephan Kippes, head of the IVD market research institute.
Price increase also for single-family and semi-detached houses
According to the study, a similar picture emerged for freestanding single-family houses as with condominiums. The IVD names prices for houses with good residential quality in the S-Bahn area in the Ebersberg district for spring 2021 in Poing with 1.15 million euros, in Vaterstetten with 1.52 million euros, in Zorneding with 1.2 million euros, in Ebersberg with 990,000 euros, in Kirchseeon with around one million euros and in Grafing with 1.1 million euros.
In the short-term view from autumn 2020 to spring 2021, the prices on the rental market would have shown a constant to moderately increasing level, according to the study.
In Ebersberg, Freising, Fürstenfeldbruck, Erding and Dachau, square meter rents were paid between EUR 12.70 and EUR 14.20 on average in the spring of 2021.
The IVD is the association of real estate consultants, brokers, administrators and experts.
