The new standard land values are there and prove that the prices for land continue to rise steeply.

Tegernsee and Rottach-Egern are examples of the situation.

Tegernseer Tal - When he saw the new numbers, he was just shocked, says Josef Bogner. The Rottach restaurateur and district councilor of the Free Voters has long been fighting against the sale of his homeland and against the inheritance tax on private assets, which is based on the standard land values. In the summer of 2018, he failed with a petition in the state parliament. “A catastrophe is looming,” says Bogner, because everything that has to do with tax, whether property tax or inheritance tax, has to do with standard land values.

In the area of the city of Tegernsee in particular, they have continued to skyrocket.

In Tegernsee-Nord, the area up to the Point parking lot, residential space costs 1,400 euros per square meter.

In 2018 it was 1050 euros.

The first building line above the B 307 and on the railway line is worth 1200 euros per square meter (2018: 900 euros).

The higher it goes, the higher the price: At high altitudes in the northern area with a view of the lake, 3000 euros have to be charged for the square meter, compared to 1900 euros in 2018. Down on the lakeshore it gets really expensive: the price for lakeshore properties is 2600 euros climbed to 4,000 euros per square meter, the first building line behind it is valued at 2,500 euros, it was 1,600 euros in 2018.

Altitudes, for example on Leeberg or Riedersteinstrasse, cost 2,700 euros per square meter, 700 euros more than in 2018. Land in the first Construction line to the lakeshore, on one side of the B 307, cost 2600 euros per square meter, it was 1700 euros in 2018. The most expensive plots are directly on the lake shore, below the B 307. Here, the square meter price is 4500 euros, compared to 3000 euros in 2018 The other areas have also seen an increase: from 650 euros to 950 euros. Rottach-Egern does not come close to Tegernsee in many areas, even if 2300 euros are due in the southern area of the municipality. In 2018 it was 1700 euros. The first building line on the B 307 is worth 1,600 euros because of the noise pollution, 400 euros more than in 2018. The residential area south of the Rottach is valued at 1,600 euros (2018: 950 euros), as is the area along the B 307 to Ludwig-Thoma -Straße (2018: 1100 euros) and west of the Weißach (2018: 950 euros). The front runners are also Hagrain and Ellmau, where 2000 euros per square meter are set, 1100 euros it was in 2018. 1200 euros says the new report for the residential areas Kühzagl and Erlach (2018: 850 euros), 1400 euros (2018: 950 euros) for the Lime kiln and Brandstatt areas. Ellmösl, Unterwallberg and Haslau are valued at 1,100 euros per square meter, 300 euros more than in 2018.The standard land values in the other districts rose from 400 to 600 euros.

Building land prices at Tegernsee: The reasons for the increase

Where did the enormous price increase in Tegernsee come from?

“For one thing, there is no offer.

On the other hand, a few have sold very, very expensive objects.

That has had an impact on Tegernsee-Nord, ”knows Mayor Johannes Hagn (CSU).

Hagn does not see any possibilities of stopping the price spiral: "We cannot intervene in the market, but we can try to buy properties and then act as providers ourselves." The second home tax is an essential instrument.

"It flows completely into the procurement of living space."

With the so-called American meadow on Leeberg, the city itself has 11,700 square meters up its sleeve and could turn it into money - a lot of money. “But there is agreement in the city council that the outside area should be protected,” explains Hagn. "Besides, we don't need the money at the moment." Because there is no space, the pressure increases. “The market is overheated,” says Hagn. He fears that the greater Munich area will grow to five million people by 2040. "And nature is no more."

Josef Bogner from Rottach does not see an end to the price spiral: there are now fewer and fewer locals who stand firm and do not succumb to the lure of the millions offered by brokers.

"We saw off the branch on which we and our children are sitting, that is irresponsible." His demand: "Politicians must intervene and respond to developments in the market, for example through higher allowances for normal people."

The standard land values for the city of Tegernsee can be viewed in the town hall by appointment.
