Wolfratshausen - Affordable housing is urgently needed.

The Maro cooperative from Ohlstadt would like to contribute to the housing shortage with the multi-generation project at Sauerlacher Straße 15.

In a webinar, project manager Ralf Schmid presented the concept of the new building to around 50 listeners.

Most of the apartments are to be subsidized on an income-oriented basis (see box).

The cold rent in all apartments will be 13.20 euros per square meter.

Depending on the funding level, residents in the EOF apartments pay between six and eight euros per square meter.

If you want to rent an apartment, you have to become a member of the cooperative.

The construction project

Project manager Ralf Schmid explained the construction project on Sauerlacher Straße in detail in the webinar of the Maro cooperative.

The commercial space and two three-room apartments are planned in the former hospital to be renovated on the site.

The remaining 22 apartments are spread over two new buildings: a bar-like building about five meters behind the listed building, and a head building on the side of the raft canal.

The transom joins the house at Sauerlacher Straße 13 at the same level.

The construction work includes a soundproofing wall at the intersection of Sauerlacher Straße / Am Floßkanal.

Maro expects construction costs of around ten million euros, as Schmid explained.

A total of nine two-room, eight three-room, six four-room and one five-room apartment are being built at Sauerlacher Strasse 15. The smallest apartment is 52 square meters, the largest 117 square meters.

15 apartments are to be built according to the guidelines of income-oriented funding (EOF) - that is, they promise cheap, subsidized living space.

The remaining nine residential units are freely financed.

Advance payment is necessary and expensive: 41,500 euros for four rooms

Before moving in, there is a major expenditure point for new residents: everyone has to pay so-called compulsory housing shares.

These are 700 euros per square meter for privately financed apartments and 500 euros for subsidized apartments.

For example, if you want to rent a subsidized four-room apartment with an area of ​​82 square meters, you have to advance EUR 41,500.

A lot of money for people who are dependent on rent subsidies.

"Most people don't just have it like that," admitted Schmid, "but there are cheap promotional loans." The sum is fully refunded when you move out.

Neighbors should become friends instead of living anonymously

The cooperative has experience with multigenerational projects.

Such a house was moved into in Dietramszell this year; there are others in Prien, Penzberg and Unterhaching, for example.

This residential model is not just about creating affordable living space: “We see people as social beings.” According to Schmid, the focus of construction projects is on “togetherness that is open to all generations”.

Common rooms and a garden that can be used by all are used in other multigenerational houses for regular brunch, playing the piano together or watching TV evenings at the European Football Championship.

Even before moving in

Future residents need to be willing to “build bonds within the community”.

That is why the tenants meet for monthly meetings a year or two before they move in - compulsory, as Schmid emphasized.

In the moderated rounds, the future neighbors should get to know each other and create rules for living together.

“A community already exists when you move in.

Apartments are also being built just a few meters away from the Maro project area - 117 families are to move into the Kraft site.

Living in a cooperative is as flexible as renting, but as safe as owning

One advantage of the Maro cooperative model: the contracts de facto guarantee tenants a right of residence for life - Maro can only end the tenancy in the event of non-payment or serious misconduct.

"Life in a cooperative apartment is flexible like renting, but safe like property," says Schmid.

Interested parties will soon be able to apply to Maro.

Construction should start this summer - and be ready for occupancy in summer 2023.
