It announced that there are six shafts in the planning area, which must not be built over and to which a minimum distance of 15 meters must be maintained. The state of the shafts, which have been closed for decades, is unknown, writes the mining authority. With the exception of the Henleschacht, it is also said that these are inclined shafts, some of which extend under the planned residential development. The mining authority also stated that the condition of the shaft columns, the extension and the covers as well as any associated settlements were unknown and that mine gas could even escape, especially if the new buildings were built with a basement.

Both statements were presented to the Penzberg construction committee this week.

According to Günter Fuchs from the municipal building authority, this concerns the area of ​​the existing Edeka market and the parking spaces.

City architect Justus Klement explained that according to the specifications of the mining authority, the shafts must first be carefully examined and then secured accordingly. Only then will the mining authority approve the building rights for the residential area. At the moment only a "conditional building law" can be issued. In concrete terms, this means: On the north side of the Edeka area, the shopping centers, including the new Edeka market, may first be built, as planned anyway. Then the existing Edeka store will be demolished. Before the new residential area is built there, the shafts must first be examined and security measures documented and implemented. If certain areas are still not allowed to be built over, added Mayor Stefan Korpan (CSU),something could change in the building.

The project developer assumes that the project is not endangered

Project developer Küblböck explained that he had already spoken to the mining authority about the investigation of the six shafts and one seam as well as the necessary measures. The day shafts and the seam would be completely backfilled. This was followed by further investigations to ensure that the entire site is safe. The experts agreed that the measures discussed are sufficient as things stand, said Küblböck. He assumes that the plans for the construction area can be implemented as planned. However, if it turns out - “with a low probability” - that a shaft cannot be filled, the sub-area would have to be rescheduled accordingly. "It is more a matter of higher effort," said Küblböck. He estimates the costs at 600,000 to 880,000 euros plus ancillary costs.Even if the effort is even higher, this would, according to him, "not endanger the entire construction project".

Completion of the residential area is planned for 2030

Mayor Korpan stated at the meeting that the client intends to build the new Edeka store, the Lidl store and the animal specialist store on the north side - in the area of ​​the former Edeka central warehouse - by mid-2024.

According to the current status, the complete completion of the residential area is planned for around the year 2030.

Local residents' comments: parking spaces and speed limit

Other comments were received at the committee meeting, including many from local residents. According to Günter Fuchs from the building authority, there was also a meeting with residents in advance (without a building committee). Neighbors had warned, for example, that the surrounding residential areas should not be burdened by parked cars from the district or delivery traffic and that the new residential area should be developed primarily via the planned roundabout at the pit. There was also the desire to reduce the height of the building, especially towards Henlestrasse, as well as the demand for Tempo 30 on Henlestrasse.

At the meeting, Martin Janner (PM) suggested that only turning right at the underground car park exit to Henlestrasse should be allowed so that traffic does not flow through the “An der Freiheit” district. This should now be checked. Janner also spoke out in favor of Tempo 30 on Henlestrasse. Which Korpan did not rule out for later. It was also stated that, according to an expert opinion, one or two additional nursery groups and two to three kindergarten groups would be required due to the increase in population, either in the building area or elsewhere “with proportional payment to the applicant”.
