The case of the Graefelfinger community center, which is facing a major renovation, modernization and expansion, is somewhat more complex.
At the meeting of the building committee on Thursday, the architect Klaus Molenaar made every effort in a detailed, one-hour lecture to make the increase in costs transparent and understandable. Because it is considerable at 1.6 million euros - without a price increase. If you add five percent for the unforeseen, you end up with 12.3 million euros net or 14.685 million euros gross. A good six months ago, the gross cost estimate was around 12 million euros.
The work on the community center will not be a small thing, that became abundantly clear in the course of the lecture.
It is getting a new tower, which with a facade made of ceramic plates, which are provided with LEDs, is to become a new landmark.
This can be regarded as a concession to the architect, to whom the municipal council had denied the originally intended, luminous glass tower for reasons of energy efficiency.
The tower also houses the common entrance for the community center, cinema and library.
The community center foyer will be bigger, as will the new stage, all floors and sanitary facilities will be renewed as well as the complete heating and technology.
For the first time, the community center will be really barrier-free. The tower has an elevator that leads from the underground car park to the fourth floor. There is also a freight elevator by the stage. And a previously unintended elevator in the area of the underground car park access, which the disability officer of the district office pushed for. According to Klaus Molenaar, the increase in costs is due, among other things, to a volume that has grown with the detailed planning, stricter fire protection requirements, the ceramic facade, the photovoltaic system on the stage roof and the additional elevator.
Mayor Peter Köstler praised that the house would "gain significantly - in terms of space, quality as a cultural site and quality of stay".
Walter Frank (CSU) admitted that he was "shocked" by the new numbers.
In the end, only Martin Feldner (Greens) rejected the recommendation of this plan to the local council.
Reason: It is "too monumental, nested, expensive and the sealed open space too large".
There was good news for the library: During the construction phase from summer 2022 to spring 2024, it will be able to move into the rooms of the Doemens Academy at Stefanusstraße 6 that will become vacant by then.
