A residential building with north-south orientation is planned in the center, with a transverse building on the north side.

The client emphasized that the rental price should be in the “normal range”: there should not be any apartments for “big-headed people from Munich”.

Two large squares are planned on both sides of the longitudinal building, a “Grüner Anger” with a garden and playground on the east side, on the south and east side of which two houses with holiday apartments are to be built, and a “town center” that faces Münchner Strasse from two Commercial buildings being flanked.

A full-range retailer or drugstore should also be located here.

Two-storey underground car park planned

The correspondingly high demand for parking spaces is to be met underground. A two-storey underground car park is planned under the buildings, which will hold around 400 cars and will be equipped with a charging station at every third parking space. With a parking lot size of 5.5 by 2.8 meters and routes seven meters wide, it offers an above-average convenience of use, underlined Dittrich. The underground car park should be open to the public, and the first two hours of parking should also be free. The entrance and exit should be provided with a threading lane in the direction of Münchner Straße.

In order to do justice to the hillside location - the site rises noticeably in the direction of Ludwig-Thoma-Straße - the buildings will have three or four storeys depending on the location, said the building authority manager. The area will be transferred to a foundation for non-profit housing in the next few days, explained Dittrich. Interested parties have already knocked on him, both discounters, grocery stores and a drugstore as well as pharmacies. Two gastronomic areas are also planned.

Florian Sareiter (CSU) saw the presentation of the plans as a “memorable day for Bad Wiessee”. The project, as it were an "enlargement of the Lindenplatz", brings more attractiveness for the town center. Bernd Kuntze-Fechner (SPD) was also impressed: as great as the intervention, the benefit for the place will be as great. Meanwhile, Johannes von Miller (Greens) was “stomach ache” with the high-grade sealing by the massive underground car park and the question of how the problem of the groundwater at this “difficult point” could be regulated. He referred to the excavation of the former "Ursula" house, which had been under water for a long time in the immediate vicinity. Dittrich promised to proceed in close cooperation with experts. The planned start of construction is the last quarter of next year. If the process goes according to plan, the ensemble should be ready in 2025.
