A National Rental Law that generated that tenants had to pay increases of over 40% and forced the owners to withdraw 60% of the properties from the rental market, the ups and downs of the economy of our country, the marches and counter marches in the Political decisions have deepened the crisis in the real estate industry that had been increasing year after year. But a situation as unforeseen as the pandemic, which came to upset reality as we knew it, seemed to be the final sentence for the professional development of Real Estate Brokers.

But the authorities of the Real Estate Professional College decided not to bend their arm and make adversity a reason to strengthen ties between its enrolled, vigorously seek solutions and contribute ideas to find a way out of this situation, generating more and better opportunities for the runners.

The institution completely modified its work, in virtual times hundreds of trainings were given through the different digital platforms.

More than 140,000 people took part in courses, talks and trainings that included the participation of institutions such as the Professional Council of Economic Sciences of the City of Buenos Aires, the Public Bar Association of the Federal Capital, the City Notaries Association and a series of prominent professionals who shared their knowledge with Professional Real Estate Brokers.

Revitalizing the micro and macro center is one of the points to be energized.

The authorities acted quickly and actively to ensure that the protocols generated by CUCICBA were approved urgently, making the Real Estate Brokers of the City of Buenos Aires the first non-essential professional activity enabled to resume their activities from mid-June 2020 In this way, many neighbors were able to find solutions and answers to their particular housing situations in times of uncertainty.

At times like this, correct and truthful information becomes more important. That is why the College created the CUCICBA Analysis and Statistics Observatory, which, through online consultations with the enrolled, generated monthly reports to reliably know the situation of the residential and commercial rental market, the levels of termination of contracts and measure the real impact of the pandemic in that area. Their action was essential to deactivate actions that sought to generate anxiety in the population with the intention of discrediting the activity and showing a reality that was not true.

At the political level, the figure of CUCICBA and the work of its representatives grew and gained strength.

A draft amendment to the current Rental Law was presented to reduce the damage caused by a regulation that this institution opposed from the moment of its inception.

Real Estate Brokers seek to revitalize commercial rentals.

In local terms, the College proposed contributions to improve the situation in one of the areas most affected by the arrival of COVID: the micro and macro center.

He set out to work together with owners, government and consortium councils to transform office spaces, which have been empty for months, into housing.

Converting thousands of idle square meters into mixed-use spaces will give a new dynamic to the heart of the City.

Work was also done on a bill for the Legislature to release for a year and a half the payment of ABL to owners and the Gross Income Tax to tenants of commercial premises in areas where commercial activity needs to be rebuilt.

“As we always say: Real Estate Brokers seek to be part of the solution and not generators of problems.

Everything we do is to honor our profession and create more work for our enrollees.

This has been the case since we made this commitment, with or without a pandemic.

And so it will continue to be in the future ”, says Marta Liotto, Vice President of CUCICBA.
