Gelting - The city of Geretsried expects the planning approval decision for the S-Bahn extension from Wolfratshausen to the largest city in the district at the end of this, beginning of next year.

A roundabout and the platform are planned roughly at the level of the used car center, on the meadow between Leitenstrasse, Breitenbachstrasse and Buchberger Strasse and the area where an additional cemetery was once to be built and now the young kart drivers from MSC Geretsried are training. The Leitenstrasse will be relocated a little for this, explained Neudecker.

The architect could envision the development of the triangular cut as a one-way street from Leitenstrasse, at the end of which, i.e. towards the roundabout, it would be a good idea to build a new fire station. In addition to a bus stop, he suggests a bakery or a kiosk, covered bike racks and a park-and-ride facility around the S-Bahn station. "Maybe with 130 or 140 parking spaces, you have to think about that in detail," says Neudecker. It would be conceivable to build over the facility. There is a corresponding pilot project in Eichenau near Fürstenfeldbruck.

The S-Bahn route then runs along Leitenstrasse in the direction of Geretsried.

There Neudecker suggests a green footpath and cycle path into the existing industrial area.

Towards the street there would still be space for “loose and not too dense development”.

It would be “a shame not to use the space”.

"3.5 hectares come together, with excellent transport links," says the architect.

Towards Gut Buchberg, Neudecker could imagine an adventure trail or natural recreational use.

A high-quality hotel would also be conceivable in the area of ​​Gut Buchberg.

South of the logistics company Loxxess, the architect proposes to present the development of a high-quality commercial area with an educational campus.

In a variant, which the expert himself advises against, the edge of the slope in the north is cut in order to create an alternative access to the industrial area and further loose development. Franz Wirtensohn (CSU) didn't like that. During the discussion about the Spaladin wellness facility, they spoke out in favor of preserving the trees there. “It was also the wish of the population that the industrial area should be shielded in this way,” emphasized the Geltinger. Nevertheless, it is a shortcoming that the Mitterfeldweg is cut off by the S-Bahn tracks.

Mayor Michael Müller (CSU) admitted that the solution was not optimal. But when planning, they insisted on the development through the district road and that there should be as few crossings of the S-Bahn route as possible in order not to endanger the project. Dr. Detlev Ringer (Greens) asked for the performance of the roads to be checked carefully. Dr. Elmar Immertreu (Geretsried List) brought the development of the industrial area via the Geretsried Nord junction into play.

Martina Raschke (Greens) suggested addressing existing companies preferentially when allocating new commercial space and pursuing the project under the heading of sustainable construction.

“We should use this as a chance to try something out,” she emphasized.

Patrik Kohlert (GL) spoke out in favor of covering park-and-ride facilities.

Group colleague Volker Reeh called for an open space plan as well as sports and leisure areas.

In terms of the development of the industrial park, he remarked: "The important thing will be the quality, not the largest possible areas."
