- Smaller, more compact, fewer apartments and businesses, but more parking spaces: The VR Bank Starnberg-Herrsching-Landsberg building project in the center of Erling has been turned upside down in recent months. The long-standing branch on the property at the corner of Herrschinger Strasse and Raiffeisenstrasse is still to be demolished, but only a new building is to be built on the area instead of two houses. At the meeting of the building committee of the municipal council this week, the development plan for the property was on the agenda. VR Bank presented the changes to the project.

"We responded to the objections and wishes of the residents," said Martin Barth from VR Bank, who is in charge of the project, afterwards to Starnberger Merkur. When the preliminary draft was publicly displayed, two residents had expressed concerns about the size of the project in a statement to the municipality. “That was too densely built up for the public,” says the municipality's manager, Michael Kuch. VR Bank has now reacted to this.

The smaller of the two planned buildings, a three-in-hand car with 140 square meters of floor space each on Raiffeisenstrasse, has been canceled by the bank. For this purpose, parking spaces are to be created there. "Right from the start, the community took a critical view of the duplex garages that were originally planned in the underground car park," says Barth. The double parking lot is to be replaced by a simple garage under the house and the parking spaces will be built on the free space of the originally planned second house. A total of 74 parking spaces are to be built, 22 more than in the first draft.

In the new planning, 22 apartments are no longer provided, as originally intended, but 17. The number of medical practices that will be built in the building complex has also been reduced by half to two. However, the bakery with café and the bank branch are still included in the plans. “It was important to us that the business was located on Herrschinger Strasse,” says Kuch. The street is the main artery in the Andechs district. Originally, the construction project should have been completed long ago. The start of construction was scheduled for the spring of last year. However, a change in the planning office of VR Bank delayed the project. The new planning was carried out by Dragomir Urban Planning from Munich. According to Barth, the bank is now aiming for construction work to begin in spring 2022.

Before doing this, however, the modified development plan must first be publicly displayed again. “However, I do not think that there will be any more critical statements from the public,” says Kuch. "Once the articles of association have been approved, it is VR Bank's turn to submit a building application."
