- In Kirchdorfer Sternstrasse, a lot will probably change soon. The residents' private petting zoo on the large site has long since disappeared, and now there are signs of densification. And it has it all: An investor wants to put eight houses in the heart of Kirchdorf. The Greens already took a clear position with the preliminary ruling applications - they would have liked to have a land-use plan in order to be able to better control such a massive development.

The area on Sternstrasse was once a center of attraction for children for years - because there were all kinds of animals to be seen and petted, such as sheep.

Freshly laid eggs could also be picked up there for a donation.

But that's over now - because the land has been sold and the animals have found a new home.

The major construction project was already the topic of the Kirchdorfer councilors in March this year.

And even then it was pretty upset for the Greens.

One reason back then: the investor divides up the area and so gallantly circumvents the Bavarian playground ordinance.

What bothers the Greens the most, however: In their opinion, the community allows massive construction to be carried out in the middle of Kirchdorf without having a say as a community.

And, according to the Greens, that wouldn't have been so easy with a land-use plan.

Regarding the facts: The building applications had now been submitted to the council, a total of eight - including six semi-detached houses.

The district office has not even approved the preliminary decision.

Notary signature is still pending

According to Mayor Uwe Gerlsbeck, this is due, among other things, to the "Gangerl" cause, which has not yet been clearly clarified - or in other words: the notary's signature is still missing. Background: A narrow path runs alongside the building area, which is often used by the people of Kirchdorf and which they call "Gangerl". The problem: Part of this path currently belongs to the investor, so that the passage may be on the brink in the future. Actually, and this is how the resolution proposal for the item on the agenda is based, the "assignment of the footpath" should be declared by a notary before the meeting. Unfortunately, according to Gerlsbeck, that didn't work. In addition, a new access road to the area is required for the large-scale construction project, which then urgently needs to be dedicated as an owner's path.This “cul-de-sac” can then also be used by the public as a sidewalk, but the road load rests with the property owners.

Helmut Wildgruber (FWG) wanted to know whether the other owners of the Rest-Gangerl had already been asked. First of all, according to Gerlsbeck, he wants to “have” this piece, then in the next step there will be talks with the other owners. According to the town hall chief, there is no right to take this route because nothing is notarized.

Andreas Schmitz (FWG) also asked when there would be a notary appointment - but here, too, Gerlsbeck had to decline: "We don't know!" that the objection of the Greens is explicitly included in the protocol. Because, according to Heyne, the building area does not bring anything for anyone in Kirchdorf, because in addition to the massive development in the town center, all the houses and apartments are presumably “unaffordable” for the people of Kirchdorf.

What Heyne also wanted to know: Whether the new edict of the statutes on deviating dimensions for the spacing surface depth had anything to do with the whole thing.

Indeed, the amendment was at the top of the agenda.

Gerlsbeck denied this - all building applications at this meeting would still be decided according to the "old" regulations.

Despite objections and the still missing yes from the district office, the majority of the council voted in favor of this mammoth construction project in Sternstrasse.

Only the Greens did not raise their hands here.
