existing urban development concept is getting on in years - says the building code.

According to this, municipalities are obliged to repeal redevelopment statutes that were published before January 2007 by December 31, 2021 at the latest and, if necessary, to replace them with new ones.

A new redevelopment area is therefore to be established in Miesbach.

The two existing ones - roughly speaking, the station area and the town hall / market square area - will be canceled.

Urban development: a topic for decades

The constant further development of the urban area has been an issue in Miesbach for decades.

The district town has been participating in urban development programs since the 1980s in order to stabilize and revitalize the original Alpine and rural town center in terms of urban planning and functionality.

At the same time, the aim is to provide targeted development impulses for retail, services, gastronomy and the hotel industry.

The basis for the urban development is currently the concept from 2013. A number of points have already been processed, but the overall line, including its assessment, weighting and key messages, is still valid.

However, an update is now necessary to take new aspects into account.

New area of ​​responsibility around the district office

A new area of ​​responsibility, as explained city planner Otto Kurz and building authority manager Lutz Breitwieser at the latest meeting of the city council, is the area around the district office on Rosenheimer Straße.

As reported, the district authority wants to build a replacement building on Riezler- / Münchner Straße.

As a result, buildings on the opposite side of Rosenheimer Straße will no longer be needed in future - namely the Deutsches Haus and the Gersthaus.

"It is becoming increasingly clear," Breitwieser explained, "that the area east of the city center on Rosenheimer Strasse raises questions about future urban development."

No funding without a concept

Updating the urban development concept through a preparatory study of this eastern area, which Kurz would undertake, will cost the city around 40,000 euros gross.

Without this update, the city can no longer claim urban development funding for further measures.

Breitwieser: "In short, it is about revising, purifying and adapting our urban development concept."

According to city planner Kurz, the 2013 urban development concept was very extensive - so a lot has already been incorporated.

The main goal is now to incorporate new structures, uses and grievances.

They also considered including the Riviera in the redevelopment area, but then left it.

City council endorses updating

The city council unanimously approved the updating of the urban development concept.

The objection from Paul Fertl (SPD) that one would have to talk again about the exact layout of the area to be examined was accepted by Breitwieser: "This is just a discussion suggestion." One can talk about deviations.

Which calmed Fertl.

Because overall, he stated, “the urban development concept has so far been very beneficial for Miesbach”.

The update is therefore to be welcomed.
