- The special session on the new regulation of building land allocation “Eching West” and “Dietersheim Süd-Ost” began with “bad news” from Mayor Sebastian Thaler: According to this, the standard land values ​​have currently changed. In the case of Eching from 1500 to 1800 euros per square meter and in the case of Dietersheim from 1650 to 1980 euros. “We have to act accordingly,” Thaler made clear, pointing out that this has an impact on property prices.

Under these circumstances, there was no longer too much leeway for the noble goal of also benefiting normal wage earners or young families with children in the allocation of building land in Eching.

With an average size of 330 square meters in “Eching West”, you get just under 600,000 euros, as local councilor Alexander Krimmer (ÖDP) complained.

He asked the question whether there weren't those favored who “can also afford something on the free market”.

A discount of more than 40 percent is not possible

“A legitimate question,” as Thaler admitted.

Turning at the asset limit or at the discount that the community grants builders, as Christoph Gürtner (FW) would have liked, is apparently out of the question.

Because of the legal supervision, as it was said, which does not allow a higher discount than the 40 percent decided at the end.

Gürtner had suggested 50 percent.

Christoph Gürtner did not want to accept Lena Haußmann's argument, who pointed out that incomes had also increased.

"My salary has not increased by 20 percent in three years," he countered Haußmann.

On the other hand, it was undisputed that half of the properties to be awarded, as already negotiated in advance and agreed across factions, were optionally sold and half of the property was granted under leasehold.

For the building plots in “Eching West”, this means: 14 will be granted in heritable building rights and 14 in the sale.

In the case of “Dietersheim Süd-Ost”, 16 plots are earmarked for heritable building rights and 15 for free sale.

The resolutions were passed unanimously.

Battle vote on the asset cap

The ground rent for “Eching West” is currently 14.85 euros per square meter, and that for “Dietersheim SüdOst” is 16.47 euros.

According to information from the town hall, the long lease is collected every six months.

There was a battle vote regarding the asset ceiling, an award criterion that should be adjusted in the course of the higher standard land values ​​according to words from the ranks of the SPD, ÖDP and the Greens. There was talk of 80 percent instead of the previously applicable 100 percent. The asset ceiling was previously 120,000 euros. It stays that way. A correspondingly formulated proposal was accepted at 14: 7.

In the end, it was agreed to set up an award committee.

At the suggestion of town hall chief Thaler, the committee should include one person per parliamentary group.

The deadline for submissions has been extended to Friday, October 29th, at 12 noon.

A demand made by Georg Bartl (CSU).

The original plan was mid-October.

As a reason, administrative manager Markus Fischböck gave: "We also demand a lot with the criteria".

The application documents that have already been submitted for heritable building rights are "used" according to the administrative manager.

The building applicants would, however, be written to and informed about the new situation.

"You will receive current documents," said Fischböck to the FT.
