Gmund - Is the single-family house still the model of the future? How can the typical regional appearance be preserved and new, functional solutions still be approved? Which forms of housing should be created to meet the needs of the citizens? How should land be dealt with? Questions like these were the focus of the second building culture workshop in Gmund. The event, which was carried out online, is part of the Leader project “Baukulturregion Voralpenland”. Gmund joined this project as early as 2019 - alongside Holzkirchen as the second municipality in the Miesbach district. In exchange with other municipalities from the districts of Rosenheim and Bad Tölz, solutions for sustainable building in the region are sought. It is about economical and careful construction as well as sustainable use of space.

“We have come a step further, even when it comes to questions that are not easy to answer,” is the résumé of Mayor Alfons Besel (FWG) after the three-hour conference, at which it became clear to him: “New Creating functional forms of living and at the same time preserving the Baukultur identity, i.e. our typical townscape, is not an easy task. ”He is therefore grateful for the support from the team of the LEADER project, which is accompanying the process and the community with other communities , be they role models or places with the same challenges, networked.

It is particularly important to ensure that planning is not missed out on demand, says Besel. Therefore, all citizens should be involved in the project in autumn. Specific goals are the revision of the design statutes and the development of a "building culture map" with particularly successful buildings. For this purpose, a public workshop is scheduled for October 27th, in which the citizens can contribute.

The municipality had rejected the no-frills "box house" several times, but the Miesbach District Office, as the higher-level authority, had declared it to be desirable.

The house is a prime example of modern and at the same time traditional construction - but is rather unusual in the location because of its wooden cladding from floor to roof and its garage integrated into the residential building.

Another quintessence of the Baukultur workshop: A “new type of residential complex” is to be built on at least one plot of land in Gmund.

The Gmund architect Carolin Mayer-Nowak, who is already actively involved in the “Gut für Gmund” project, and possibly other architects, support this.

It is important to find out which plots are best suited.

The municipal council will go on a “learning journey” to various municipalities

Several areas are possible for Besel - above all the parish properties on Hirschbergstrasse. In terms of building law, it was already settled at the end of 2019 that three meetinghouses could be built there. How they will be proven has not yet been determined. Another plot of land on Osterberg, a community area above the railway next to the parking lot for the Kaltenbrunn lido and, in the long term, a community area on Finsterwalderstrasse in Dürnbach could be the focus for residential projects.

In order to collect ideas, the municipal council will go on a “learning trip” to various municipalities that have implemented new forms of living in rural areas in an exemplary manner. A workshop on the subject of "What types of housing can we imagine" will follow. In autumn, when it is clear which plot of land is suitable for the residential project, there should be a "pop-up office" on the selected plot of land. At this point of contact, the municipality wants to enter into an intensive exchange with the population and ensure that the new residential complex is implemented in the interests of the local community. Local building contractors and private investors are also always welcome to develop residential projects on their properties. Besel: "We take them with a kiss on the hand."
